The Property Manager provides management, direction, and leadership to ensure the property is maintained and operated in accordance with KWPM objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM).
Job Complexity & Critical Skills- Act as key liaison between the client, KW Property Management, and internal support staff, projecting a professional and competent image.
- Work closely with the Association Board of Directors and/or the Developer to manage and operate the community, facilitating solutions to problems.
- Strong management, customer service, and supervisory skills are required.
- Demonstrate a positive, professional, and client‑oriented attitude toward the company, coworkers, residents, owners, clients, and the public.
- Act as the company's primary coordinator on assigned properties to meet and exceed contractual property management obligations.
- Prepare annual budget for the association.
- Analyze and distribute monthly financial statements, including operating variances from budget and cash‑management strategies.
- Maintain complete and accurate property files and records, coordinating with headquarters support staff.
- Supervise on‑site team members, develop specifications, evaluate service needs and performance, and motivate staff within safety standards.
- Establish and maintain collaborative relationships between departments and other project team members; chair team meetings.
- Acquire and maintain current knowledge of state and regulatory agency statutes and each client’s community documents.
- Initiate contact with new resident representatives, coordinating the move‑in process and providing orientation.
- Set and adhere to the highest standards of performance and follow up to ensure service delivery.
- Respond to phone calls and correspondence in a timely and professional manner.
- Maintain professional relationship with the Board of Directors, Unit Owners, and vendors.
- Run a BOD meeting when necessary according to Roberts Rules of Order.
- Create management reports that update administrative items, financial overview, property condition, project progress, and recommendations.
- Prepare professional presentations of reports, action plans, budgets, and bid analyses.
- Support KWPM’s GREAT values, philosophy, and goals.
- Organize time effectively and balance competing demands of multiple projects.
- Attend monthly Manager’s meeting.
- Maintain and upload all documents into the management support systems accurately.
- Monitor contracts regularly, evaluate and negotiate contracts, and ensure vendor certificates of insurance and business licenses are current.
- Maintain accurate records, files, and communication pertinent to the Association office.
- Update Association communication: menu boards, newsletter, and website.
- Process violations, work orders, architectural control applications, lease applications, and sale applications on a monthly basis.
- Possess knowledge of cash balances and availability of funds for projects; manage cash flow for capital improvement.
- Monitor aging report, timely legal action, and updated collection module.
- Keep up‑to‑date equipment maintenance logs, inventory, and update preventive maintenance manual quarterly.

This job operates in a professional office environment using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
Physical DemandsThe role requires regular talking or hearing, standing, walking, using hands to handle or feel, and reaching with hands and arms; daily property walking and stair climbing are required.
Position Type / Expected Hours of WorkFull‑time exempt position. Monday through Friday business hours determined by client needs.
TravelSome local travel for training and/or meetings.
RequiredEducation and Experience
- Strong working knowledge of customer service principles and practices.
- Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents with similar complexity.
- Proficiency with Microsoft Office Applications.
- Florida CAM license.
- Valid Florida driver’s license.
- Flexible to work extended periods, including nights and weekends.
- Ability to react and address emergency situations promptly.
- Bi‑lingual in English and Spanish preferred.
