• Prepare detailed quantity takeoffs and cost estimates from architectural and structural plans
• Build and manage comprehensive project budgets from concept through construction
• Solicit and compare subcontractor and vendor bids, ensuring scope alignment
• Manage purchasing activities, including trade buyouts, clarifying scopes, and issuing purchase orders
• Collaborate directly with clients during preconstruction to review budgets, selections, and cost options
• Work closely with design and construction teams to offer value‑engineering alternatives
• Maintain and update historical cost data for new custom builds and high‑end renovations
• Support Project Managers with accurate pricing to ensure a seamless transition from preconstruction to field execution

• 3+ years of residential construction estimating and purchasing experience (custom homes or luxury renovations preferred)
• Strong understanding of construction methods, materials, and trade scopes
• Ability to read and interpret architectural and structural drawings
• Professional communication skills with clients, vendors, and internal teams
• Proficiency in Excel and estimating/project management tools (e.g., Buildertrend, CoConstruct, or similar)
• Highly organized, detail‑driven, and capable of managing multiple deadlines and priorities
