Job Description & How to Apply Below

The Green Bench Companies are a commercial real estate firm that help property owners, developers, and investors navigate complex projects, protect their investments, and create value. Through our construction management and owner’s representation services, we bring practical construction knowledge together with an owner-minded perspective to influence decisions and outcomes—not simply document progress.

Green Bench represents our client’s interests and coordinates the professionals responsible for design and construction during the lifecycle of a variety of project types. Unlike a general contractor, our primary role is not to self-perform work or directly manage trade labor; it is to provide independent oversight, leadership, and informed guidance on behalf of the owner.

The Opportunity

Green Bench is seeking an Assistant Construction Manager to join our Operating Portfolio team, primarily supporting existing commercial properties, retail tenant improvements, landlord work, renovations, and capital improvement projects throughout the Washington, DC metropolitan area and surrounding region.

This position offers an opportunity for an early-career construction professional to gain exposure to the owner’s side of the construction process. Working alongside experienced project managers, you will support multiple active projects, interact directly with clients and construction professionals, and take on increasing responsibility as your experience develops.

The role is based in our Gaithersburg, Maryland office and involves regular visits to project sites.

What You’ll Do
  • Support commercial construction and renovation projects from initial planning and budgeting through construction and closeout.
  • Coordinate with property owners, architects, engineers, general contractors, and other project participants.
  • Assist with the development of Tenant leasing documents, track Tenant’s design process including the review of plans on behalf of the client, and monitor Tenant construction progress.
  • Create construction budgets, contractor proposals, procurement, schedules, and contract administration.
  • Review construction documents and project information to help identify and resolve coordination issues.
  • Visit project sites, participate in meetings, monitor progress, and assist with project reporting.
  • Review payment applications, change orders, and other project-related documentation.
Qualifications
  • Approximately 1–3 years of relevant experience in commercial construction, general contracting, or construction management. Candidates with strong foundational experience and less time in the industry will also be considered.
  • A bachelor’s degree in construction management, engineering, architecture, or a related field is preferred; relevant practical experience will also be considered.
  • Familiarity with construction drawings, project documentation, and general construction processes.
  • Working knowledge of Microsoft Office and construction-related software. Familiarity with AI-powered tools and a willingness to explore and adopt emerging technologies to improve efficiency, productivity, and problem-solving is a plus
  • Ability to work from our Gaithersburg office and travel regularly to regional project sites.
Why Green Bench?

Green Bench offers the opportunity to work across a variety of commercial real estate projects while learning directly from experienced construction management professionals.

For individuals interested in building a long-term career in construction management and owner’s representation, this position provides exposure to the broader business and decision-making processes behind successful real estate projects.

The Green Bench Companies is an equal opportunity employer committed to fair and inclusive employment practices.
