About the role

The Maintenance Technician is integral to meeting this objective, with responsibility for maintaining the overall physical condition of the community and providing world-class service to our valued residents. Our Maintenance Technicians diagnose maintenance issues, make necessary repairs and ensure all resident service requests and other community maintenance is completed in a timely manner.

About the Maintenance Technician Job Family

Each level has its own requirements as defined in the job description and have a training plan set in place to help you achieve the next level. The Maintenance Job Family has the following levels:

  • Maintenance Trainee
  • Maintenance Technician I
  • Maintenance Technician II
  • Maintenance Technician III
What you'll be doing
  • Oversees one or more assets and supervises general maintenance engineers and technicians. Usually also has specific property maintenance responsibilities, including general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems, including inspections and repairs. Directs mechanics, technicians, and outside contractors on assigned projects. Controls inventory of parts and equipment. Coordinates all Maintenance related / contractor activities.
  • Ensures the successful execution of all company safety and environmental policies and procedures.
  • Delivers the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.
  • Works a rotating on-call schedule to provide 24/7 maintenance coverage.
Who we're looking for

Qualified candidates will have:

  • High school diploma or GED
  • Minimum of 7 years of maintenance experience with no certifications or 4 years' experience with EPA 608 Universal required.
  • Approved designations or degree/license/certification(s) in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair Certification or Carpentry.
  • Demonstrated strong customer service skills
  • Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry
  • Ability to diagnose problems and implement repairs
  • Ability to perform Quality Control on work and repairs completed
  • Demonstrated ability to train on skill trades
  • Demonstrated strong written and verbal communication skills
  • Strong time management skills
  • Ability to provide guidance and training to less senior technicians. Strong customer service skills.
  • Required training for Maintenance Tech III completed within 15 months of hire/promotion date.
  • Valid, state-issued driver s license with a safe driving record is required.
Typical Physical Demands

Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb ladders, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 50-75 lbs.
