Assistant Community Manager - Apartment Community
Responsible for ensuring the efficient operation of the community under the direction of the Community Manager. Able to assume responsibility for the community in the Community Manager’s absence.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Efficient and timely reporting, maintenance and submission of all administrative forms, files and reports. Post rent to operation software. Perform bookkeeping functions as necessary.
- Assisting the Community Manager in subsequent orientation, training and scheduling of all leasing and office personnel.
- Inspect model, office, and vacant units as necessary to ensure marketability. Ensure on‑site office is organized and files are maintained as required. Inspect all make‑ready units.
- Maintain awareness of the community’s curb appeal.
- Shop competition regularly and keep knowledge of their pricing, policies, lease terms, community terms, etc.
- Lease to qualified prospects by showing available apartments. Assist with the lease renewal program with initial contact and follow‑up on residents.
- Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the office staff.
- Ensure a professional appearance and behavior for oneself and all personnel at all times.
- Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual. Fully informed of current rental rates, sizes, locations and all amenities of the community.
- Knowledge of Fair Housing Standards.
- Thorough knowledge of company policies and procedures.
- Ensure efficient and courteous response to all resident requests.
- Assist the Community Manager in designing and implementing a resident retention program, such as a newsletter or social activities.
- Report any unusual or extraordinary circumstances regarding residents or the community.
- Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
- Seek educational opportunities and self‑improvement for personal growth and development.

EDUCATION AND/OR EXPERIENCEHigh school diploma or general education degree (GED); or one year related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLSAbility to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one‑on‑one and small group situations to customers, residents/clients and other team members of Franklin Group/FG Community Payroll.
MATHEMATICAL SKILLSAbility to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages.
TRAINING, CERTIFICATES, LICENSES AND DESIGNATIONSFair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
REASONING ABILITYAbility to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
