Maintenance I – Eden Baywood, Fremont, CA

Position Summary: Performs maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning in one or more communities staffed by multiple maintenance technicians.

• Use Yardi software to create and complete work orders, syncing daily.
• Communicate with residents about delays or parts ordering.
• Walk the property daily, inspect for deficiencies, and create work orders when needed.
• Conduct quarterly property inspections and annual unit inspections via phone/tablet, including photos and end‑of‑day sync.
• Notify the Community Manager of habitability concerns or other deficiencies.
• Assist with custodial work of common areas: sweeping, mopping, vacuuming, trash removal, window cleaning, and grounds work as needed.
• Ensure trash enclosures are free of overflowing trash and inspect dumpsters regularly, reporting deficiencies.
• Record time worked and lunch breaks on cell phone.
• Attend company meetings and trainings via Zoom/Teams with camera on.
• Participate in the Teams Property Operations Maintenance group, daily check‑ins, and weekly meetings with the Community Manager.
• Engage residents professionally, handling concerns with tact, respecting diversity, and adhering to Equal Housing Opportunity requirements.
• Attend monthly on‑site safety meetings and participate in an on‑call emergency schedule covering evenings, weekends, and holidays, maintaining knowledge of cutoffs and emergency plans.
• Assist with other team members and participate in team days and company events.
• Perform job‑knowledge tasks: rekeying/replacing locks, rescreening windows, unclogging sinks/toilets, replacing disposal/faucets, drywall repairs, painting, appliance troubleshooting, door installation, blinds installation, irrigation repairs, and other assigned projects.

• Minimum 1 year of experience in maintenance or construction environments.
• High school diploma or GED.
• Experience with preventive and ongoing property maintenance.
• Ability to work with minimal supervision.
• Attention to detail.
• Second‑language skills desirable (site dependent).
• Proficient in safe use of tools.

Regular use of hands, fingers, arms; talk or hear; taste or smell. Frequent reaching with hands and arms. Regular standing, walking, sitting, climbing, balancing, stooping, kneeling, crouching, or crawling. Ability to regularly lift up to 10 lbs, frequently lift up to 25 lbs, and occasionally lift up to 100 lbs. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Outside weather conditions; exposure to fumes or airborne particles; proximity to moving mechanical parts and high precarious places; exposure to wet, humid conditions, toxic or caustic chemicals; electrical shock, vibration risk; moderate to occasional loud noise.
