Scion is paving a path in student living and the Facilities Manager is a keystone team member in the execution of our vision. This position ensures safety and functionality of the property’s buildings and equipment and ensures optimal service is carried out by the onsite Facilities team and any third-party vendors.

The Facilities Manager is a subject matter expert and experienced leader who excels in a fast-paced, agile, collegiate environment. This role demands superior problem solving, leadership and unwavering follow through. Those in the Facilities Manager position may also be asked to assist other properties.

Your Responsibilities
  • Manage all building services and preventative maintenance programs to industry best practices, Scion’s Standard Operating Procedures, and in compliance with state/federal laws and OSHA regulations.
  • Manage day-to-day operations including HVAC, plumbing and piping, fire protection, and general building maintenance and troubleshooting, building automation systems and building maintenance.
  • Monitor systems, provide diagnostics, preventative maintenance, annual testing, permitting, and certification for major building systems (examples include: chilled water systems with fan coil units; air handling units with outside condensers including RTUs; boilers; hot/cold water distribution; BAS; electrical distribution; generators; UPS; elevators; parking structures; roofing; façades; curtain walls; IGUs).
  • Operate and manage life safety systems including fire pumps, fire alarm panels, sprinkler systems, alarms, detectors, extinguishers, emergency lighting, means of egress, and related systems.
  • Prioritize and schedule maintenance work, ensuring quality aligned with Scion’s standards.
  • Manage Facilities Technicians to ensure service requests are completed to Scion standards and approved timelines.
  • Review completed work for conformance to standards or repair quality.
  • Ensure all emergency and routine maintenance/repairs are carried out timely and professionally.
  • Ensure preventive maintenance is carried out in a timely and professional manner.
  • Respond promptly to safety/risk-management issues and coordinate necessary actions.
  • Review labor hours, materials’ costs, and track recurring equipment failures.
  • Conduct regular inspections of buildings, interiors, exteriors, equipment and grounds for deficiencies, potential safety, health, or code problems and address them as needed.
  • Prepare written reports and provide recommendations for addressing problems observed.
  • Oversee and supervise unit turnovers, including inspecting vacated units, coordinating repairs and charges, and ensuring completion.
  • Inspect vacant units after repairs to determine quality and readiness for occupancy.
  • Maintain maintenance spare parts and tools inventory and coordinate with the General Manager on inventory levels.
  • Maintain shop and storage facilities; ensure equipment is properly maintained to support warranty life and efficiency.
  • Oversee contracted work, obtain bids and negotiate prices as approved by leadership.
  • Coordinate deliveries, schedules, and performance of facility-related activities.
  • Follow proper safety procedures and use of personal protective equipment in accordance with health and safety policies.
  • Manage key control processes including keying, coring/coding, logbooks, and lock procedures.
  • Implement standard operating procedures and preventive maintenance programs.
  • Participate in emergency preparedness planning and act as essential personnel when required.
  • Escalate unique or urgent repairs to the General Manager and Regional Facilities Manager.
  • Maintain records on major systems including maintenance manuals, manufacturer cut sheets, warranties, and equipment data.
  • Collaborate with the General Manager and Regional Facilities Manager to manage facilities and capital plans.
  • Hire, train, and develop Facilities team members and hold them accountable for a high level of performance.
