Key Responsibilities
  • Maintain and oversee all maintenance operations of the community.
  • Coordinate, schedule, and respond to resident and management requests and work orders.
  • Inspect neighborhoods, buildings, and community features daily to identify, minimize, and correct hazardous property conditions.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines.
  • Maintain a preventative maintenance program to extend property life and minimize repairs.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Teach and promote safe work practices as part of the hazard communications program.
  • Participate in unit inspections as requested and maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Participate in on‑call emergency at community.
  • Plan for and utilize property resources, equipment, and supplies economically.
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for the maintenance staff.
  • Check work progress of each maintenance staff daily; provide immediate assistance and instruction.
  • Provide Community Manager input regarding employee performance evaluations.
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education & Experience
  • High School Diploma or Equivalent.
  • EPA & CPO certification required; HVAC desired.
  • Basic computer skills and ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements MS @ Small – Mid Sized Properties with smaller staff
  • Regularly required to move around, use wrists, hands, and/or fingers in repeating motions, and be able to work overtime, weekends, and night hours.
  • Frequently required to work in tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, work in an overhead position and/or reach, operate machinery and power tools, operate motor vehicles and/or golf carts, adjust and move objects of 100+ lbs. in all directions.
  • Occasionally required to remain in a stationary position for prolonged periods.
MS @ Large Sized Properties with large staff
  • Regularly required to move around, communicate with others, and assess the accuracy, neatness, and thoroughness of work assigned.
  • Frequently required to work in tight and confined spaces, ascend and descend stairs, ladders, ramps, step stools, traverse flat and uneven terrain, work in an overhead position and/or reach, use wrists, hands and fingers in repeating motions, operate machinery and power tools, operate motor vehicles and/or golf carts, expose to outdoor weather elements and hazardous chemicals, and be able to work overtime, weekends, and night hours.
