Maintenance Generalist II

Job Description

Perform general maintenance or preventative maintenance for residence hall facilities.

Responsibilities
  • Input and process work order requests using a web-based work order management system.
  • Inspect, operate, or test machinery or equipment to diagnose malfunctions.
  • Maintain and repair machines, equipment, or devices, accessing, removing, and repairing defective parts using hoists, hand tools, or power tools.
  • Perform routine and preventative maintenance such as inspecting drives, motors, or belts, checking fluid levels, and replacing filters.
  • Install equipment to improve the energy or operational efficiency of commercial buildings.
  • Refer to diagrams, drawings, blueprints, maintenance manuals, and schematic diagrams.
  • Operate cutting torches, soldering, and brazing equipment to cut or join metal parts.
  • Complete door, frame, and lock repair, replacement, and/or installations.
  • Perform general construction tasks: remove/install floor and wall tile, repair grout; replace and repair doors, hardware, cabinetry, windows, screens, glass, blinds, gypsum wallboard, finishes, ceiling tile and grid; install carpet, LVT, VCT, and hard tile; demolish walls, ceilings, and floor finishes as directed.
  • Responsible for installation, maintenance, and repair of plumbing systems, fixtures, and accessories.
  • Perform minor troubleshooting and repair of wiring, electrical or electronic components, and television and data signals.
  • Prepare, paint, and/or repair building structures, interiors, exteriors, furniture, and equipment.
  • Fabricate or repair counters, benches, partitions, or other wooden structures.
  • Perform routine and general maintenance on HVAC equipment.
  • Repair and maintain roofing with flashing and sealant materials.
  • Assist in maintaining inventory of materials, supplies, tools, and equipment; ensure organized workstations and storage closets.
  • Perform general cleaning duties once maintenance tasks are completed.
  • Perform other duties as assigned, including special tasks or projects.
  • Operate state vehicles.
Minimum Requirements

High school diploma or equivalent and two years of relevant experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

Preferred Qualifications
  • Four (4) years of experience and general working knowledge of multiple skilled trades: plumbing, electrical, carpentry, construction, HVAC/Mechanical, roofing, or general maintenance.
  • Working knowledge of acoustical ceiling installation and repair.
  • Experience with flooring installation: glue down carpet, stretch in carpet, LVT, VCT, ceramic and porcelain tile.
Skills
  • Proficient with computers and basic software (work order management systems, Microsoft Office Word, Excel, Outlook, PowerPoint).
  • Strong verbal and written communication skills.
  • Attention to detail, professionalism, dependability, and timeliness.
  • Customer service and interpersonal skills.
Abilities
  • Remain discreet and respect the privacy of residents, tenants, and guests.
  • Function effectively in a fast-paced environment with frequent interruptions.
  • Handle multiple projects or tasks simultaneously.
  • Understand, interpret, and apply rules, regulations, policies, and procedures.
  • Work as part of a team in a multifaceted environment.
Special Instructions for Applicants

  • Regular schedule is Monday through Friday, 08:00 a.m. to 04:30 p.m.
  • Must have a valid driver's license.
  • Some overtime outside of regularly scheduled work hours may be required, especially during peak times.
  • This position may serve in an on-call rotation for handling emergencies for campus housing and/or areas of responsibility.
