. The role reports to the Senior Community Manager/Portfolio Manager/VP of Community Operations.

Job Summary: Responsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.

Essential Duties and Responsibilities
  • Operate the community within the financial guidelines and approved budget.
  • Ensure rents are collected when due, issue 5‑day notices and evictions.
  • Work one weekend a month, preferably the first weekend.
  • Perform physical inspections of the community and verify condition of vacant apartments; coordinate with maintenance staff to ensure timely reconditioning.
  • Directly supervise office staff and maintenance supervisor; indirectly supervise maintenance technicians, grounds and housekeeping.
  • Knowledge of Fair Housing Laws.
  • Interview, hire, and onboard all community team members; order uniforms and s.
  • Maintain professional appearance and behavior for self and team.
  • Maintain inventory and ordering of all necessary administrative supplies and equipment.
  • Ensure policies and procedures are implemented and enforced.
  • Supervise leasing activities, ensuring sales techniques are used effectively.
  • Approve and submit invoices for payment through Nexus.
  • Respond to resident requests or complaints in a timely, efficient, and courteous manner.
  • Generate and analyze reports such as Leasing Trends, Financial Performance and Projections, Occupancy Verifications.
  • Implement and maintain a resident retention program.
  • Ensure compliance with OSHA standards and company safety policies.
  • Report any unusual circumstances regarding residents or the community.
  • Seek educational opportunities for personal growth and development.
Supervisory Responsibilities

Directly supervises one or more team members in the office and/or maintenance teams, performing duties such as interview, hire, training, performance appraisal, dispute resolution, and policy enforcement.

Qualifications

Education and Experience: High school diploma or GED; or three to five years related experience and/or training; or equivalent combination. Tax Credit Experience required.

Communication and Presentation Skills: Ability to read, analyze, and interpret general business periodicals, technical procedures, or regulations; prepare reports and business correspondence; effectively present information to managers, residents, customers, and the public.

Leadership and Staff Development: Experience managing a diverse workforce; ability to manage conflict, provide direction, and drive results.

Analytical and Mathematical Skills: Ability to perform basic math and analyze financial statements.

Problem Solving Skills: Ability to make decisions under risk and uncertainty.

Reasoning Ability: Apply common sense to carry out detailed instructions.

Certificates, Licenses, Designations: CAM or RAM highly recommended;
Fair Housing completed within 1 day of hire;
Sexual Harassment, Workplace Harassment, and Drug Free Workplace courses completed within 7 days of hire.

Physical Demands: Regular use of hands, standing, walking, reaching, climbing; occasionally lift up to 10 pounds; vision requirements include close, distance, color, peripheral, depth perception.
