We are seeking an experienced Account Portfolio Manager to assess established client portfolios in the multifamily housing and commercial retail markets. This position blends relationship management, strategic consultation, and operational oversight to ensure every client’s waste program remains efficient, transparent, and aligned with their goals.

Responsibilities
  • Build and maintain strong relationships with housing partners, onsite property managers, and key decision-makers.
  • Evaluate and negotiate waste and recycling hauler contracts, including pricing, service agreements, and performance expectations.
  • Right‑size waste services by evaluating location‑specific tenant behavior, maintenance needs, and budget considerations while aligning property needs, occupancy trends, and budget objectives.
  • Ensure consistent operational excellence and cost‑effective service delivery across all accounts.
  • Provide oversight of portfolio budgets and waste spend, helping drive efficiency and informed, strategic decisions.
  • Oversee contract renewals and expirations, ensuring timely action and alignment with portfolio goals.
  • Partner with auditing and service teams to proactively address billing and service inconsistencies with preventative solutions that enhance operational performance.
  • Report on operational metrics and partner with client‑facing leaders to drive informed decisions.
  • Identify opportunities to expand existing portfolios and support acquisitions, helping monitor new business opportunities and assist with client retention.
  • Champion DWS’s client‑first approach by balancing service quality, cost efficiency, and environmental responsibility in every recommendation.
What We’re Looking For…

This is a high‑impact role for a professional who values collaboration, problem‑solving, and long‑term client success.

  • Professional experience in account management, operations, or client services.
  • Proven success managing multiple accounts or portfolios in a fast‑paced environment.
  • Strong communication, negotiation, and relationship‑building skills.
  • Proactive problem solving: take initiative to identify challenges, research solutions, and act quickly to resolve issues independently.
  • Experience in waste management, facilities, or environmental services is a plus, but not required.
  • Proficiency in MS Office Suite (Excel, Word, PowerPoint, Teams, Outlook).
  • Familiarity with CRM and account management systems such as Salesforce, Hub Spot or similar platforms to track client interactions, monitor account performance and support data‑driven decision making.
  • Self‑starter with excellent organizational and problem‑solving abilities.
  • Team player willing to foster a positive and collaborative office culture.
Location

This is an on‑site position located at our office headquarters conveniently located near historic downtown Geneva, IL.

Schedule

Monday–Friday, Flexible Scheduling 7AM‑6PM
