The Group Property Manager is responsible for overseeing the maintenance, facilities management, infrastructure, capital projects, and regulatory compliance across a portfolio of hotels. The role ensures that all properties are maintained to the highest standards, supporting exceptional guest experiences while protecting the company's assets and managing maintenance costs effectively.
Key Duties and Responsibilities
Property & Facilities Management
- Oversee the maintenance and operation of multiple hotel properties.
- Develop and implement preventative maintenance programmes.
- Ensure all hotel buildings, guest rooms, public areas, back-of-house facilities, and staff accommodation are maintained to company standards.
- Conduct regular inspections of all properties and identify maintenance priorities.
- Develop annual maintenance plans and schedules.
- Monitor property conditions and recommend refurbishment projects.
- Manage maintenance teams across all hotels.
- Ensure prompt resolution of maintenance issues affecting guests or operations.
- Oversee electrical, plumbing, HVAC, refrigeration, water systems, swimming pools, kitchens, laundry equipment, lifts, and generators.
- Monitor maintenance response times and service quality.
- Establish maintenance SOPs and best practices.
- Plan and manage hotel refurbishment projects.
- Coordinate renovations with hotel operations to minimise guest disruption.
- Prepare project timelines and budgets.
- Monitor contractors and project quality.
- Ensure projects are completed on time and within budget.
- Prepare annual maintenance and CAPEX budgets.
- Control maintenance expenditure across the group.
- Negotiate supplier and contractor pricing.
- Monitor utility consumption and identify cost-saving initiatives.
- Produce monthly maintenance and capital expenditure reports.
- Source and appoint reputable contractors.
- Negotiate service level agreements (SLAs).
- Monitor contractor performance and compliance.
- Ensure contractors adhere to hotel safety and operational standards.
- Manage warranties and service contracts.
- Ensure compliance with South African building regulations and occupational health and safety legislation.
- Maintain fire safety systems and emergency equipment.
- Ensure statutory inspections and certifications are current.
- Oversee insurance-related property inspections.
- Manage health and safety audits.
- Develop energy-saving initiatives.
- Monitor electricity and water consumption.
- Implement sustainability programmes.
- Oversee waste management and recycling initiatives.
- Recommend environmentally friendly technologies.
- Maintain a comprehensive asset register.
- Plan replacement cycles for plant and equipment.
- Monitor the lifecycle of major assets.
- Ensure effective asset protection and maintenance.
- Recruit, train, mentor, and develop maintenance managers and teams.
- Conduct performance evaluations.
- Foster a culture of safety, accountability, and continuous improvement.
- Coordinate maintenance training across the group.
- Work closely with General Managers, Operations Directors, Finance, Procurement, and Executive Management.
- Liaise with architects, engineers, consultants, and local authorities.
- Provide regular reports on maintenance performance and property condition.
- National Diploma or Degree in:
- Facilities Management
- Property Management
- Mechanical Engineering
- Electrical Engineering
- Building Science
- Construction Management
- Quantity Surveying
- Or a related technical field
- Project Management qualification (advantageous).
- Health & Safety qualification (SAMTRAC, NEBOSH, or equivalent) is advantageous.
- Valid driver's licence.
- 8–10 years' experience in facilities or property management.
- At least 5 years in a senior management role overseeing multiple hospitality properties.
- Experience with in a hotel group, luxury lodge group, or resort portfolio.
- Proven experience managing CAPEX and refurbishment projects.
- Strong knowledge of hotel engineering systems and building maintenance.
- Experience managing maintenance budgets and contractors.
