OPS Maintenance Supervisor II

Winn Companies is looking for a motivated Maintenance Supervisor II to join our teams at The Exchange at Winder
, a 130-unit residential community located in Bethlehem, GA
. In this role, you will oversee the maintenance operations of multiple properties, supervising maintenance staff and performing maintenance functions. Please note that we operate Monday - Friday and require a rotational on-call duty covering multiple local sites.

• Lead and manage a maintenance staff of 1-2 technicians at the property on a day-to-day basis and perform maintenance related functions as working supervisor.
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on call activity during off hours, emergencies and hands on maintenance activity.

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• 1-3 years of supervisory / managerial experience.
• EPA Universal Certification for HVAC repairs and preventative maintenance.
• General knowledge of electrical, plumbing, appliance and HVAC.
• A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Ability to work on-call hours at multiple sites.
• Must have EPA license.
• CAMT certification.
• Bilingual in English and Spanish.
• Direct experience with web-based applications and computer systems such as Microsoft Office.
• Excellent customer service skills.
• Solid verbal and written communication skills.
• Ability to supervise and work with a diverse group of people and personalities.

• Vocational or Technical training.
• Asbestos and Lead Based Paint certification.
