FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.
Independent contractors earn predictable full‑time or supplemental income, enjoy a flexible schedule, and can work from Reno, NV (headquarters). Experience with mortgage field inspections is not required, but the ability to manage time effectively and meet deadlines is crucial.
What is an Occupancy Verification?
Mortgage lenders require periodic updates on properties and rely on independent contractors to conduct inspections. The purpose of the property inspection is to:
- Verify property occupancy.
- Report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10 % require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means you will be responsible for completing all inspections in your county. In cases of higher volume, you may split a county with another inspector.
Responsibilities- Perform most inspections in 5–6 minutes.
- Complete the inspection within 4 days after it is assigned.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Fill out a short form in the approved mobile app.
- Spend extended periods driving, making multiple stops during the day in the assigned territory.
- Computer with internet connection.
- Reliable vehicle (good gas mileage is a plus; you will pay your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver's license.
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month while working 2–30 hours per week.
There is no set minimum number of inspections. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. Earn more as you become established, increase availability, or cover a larger territory.
No additional mileage reimbursement is provided beyond the flat fee per inspection.
