We are seeking an experienced and commercially focused Head of Commercial Property Management to lead and develop our commercial property management function across Essex and Suffolk. This is a senior role with responsibility for the performance of the department, the quality and consistency of client service, team leadership, risk management and the continued growth of the service.

The successful candidate will combine strong technical property management expertise with sound commercial judgement and an ability to build trusted, long-term relationships. They will oversee a varied portfolio of commercial assets and ensure that instructions are managed proactively, efficiently and in accordance with client objectives, lease obligations, professional standards and internal procedures.

Key Responsibilities Leadership and Departmental Management
  • Provide clear leadership and strategic direction for the commercial property management team.
  • Set and monitor departmental objectives, budgets, fee income, profitability, workload and service standards.
  • Allocate resources effectively and maintain appropriate levels of supervision, resilience and succession planning.
  • Recruit, mentor and develop team members, supporting professional qualifications and continuing professional development.
  • Promote a collaborative, accountable and client-focused culture across the team and wider business.
Client and Portfolio Management
  • Act as senior client lead for key property management instructions and maintain regular, strategic communication with clients.
  • Oversee the day-to-day management of commercial portfolios, ensuring that lease events, rent collection, arrears, service charges, insurance, repairs and compliance matters are addressed promptly.
  • Review portfolio performance and provide clear, commercially useful advice on asset management opportunities, risk, expenditure and tenant matters.
  • Ensure client reporting is accurate, timely and tailored to the requirements of each instruction.
  • Manage complex or sensitive landlord and tenant issues, complaints and escalations, drawing on specialist advice where appropriate.
Service Charge and Financial Oversight
  • Oversee the preparation, approval and administration of service charge budgets, apportionments, reconciliations and year-end accounts.
  • Ensure expenditure is properly authorised, controlled and reported, with robust procurement and contractor management procedures.
  • Monitor rent and other income collection, debtor positions and recovery action, keeping clients informed of material issues.
  • Maintain effective financial controls and support accurate client accounting, cash-flow forecasting and management reporting.
Compliance, Risk and Standards
  • Ensure instructions are delivered in accordance with leases, client mandates, relevant legislation, RICS professional standards and recognised industry best practice.
  • Maintain appropriate systems for property compliance, including health and safety, fire safety, asbestos,
    statutory inspections, planned maintenance and contractor control.
  • Oversee onboarding, conflicts, terms of engagement, data quality, record keeping and other risk management
    requirements.
  • Identify, record and elevate material operational, financial, reputational and regulatory risks.
  • Review and improve departmental policies, processes, templates and management information to support
    consistent and auditable delivery.
Business Development and Growth
  • Develop and implement a clear plan for sustainable growth of the commercial property management service.
  • Identify new instructions and cross-selling opportunities within existing client relationships and across the wider
