We are currently recruiting six Neighbourhood Managers to build on the momentum created through merger and support the delivery of our placed based service delivery model and customer promise. We're looking for proactive and resident-focused Neighbourhood Managers to deliver high-quality housing and neighbourhood management services across our communities. This is a frontline, place-based role where you'll be a visible presence, working closely with residents, colleagues and partner agencies to build safe, sustainable neighbourhoods.

In this role you'll manage a designated patch, dealing with everything from lettings and estate inspections to antisocial behaviour, safeguarding and tenancy enforcement. With a strong focus on prevention and early intervention, you'll support residents to sustain their homes wherever possible, while taking firm and appropriate action when contracts are breached. This role is ideal for experienced housing professionals or those with strong transferable skills from customer-focused or case-management roles, who thrive in a varied, fast-paced environment, can confidently manage complex situations, and are committed to delivering consistent, person-centred services that make a real difference to people and communities.

* Specifically, in the role you will:
This role will deliver a broad range of housing management services for a designated neighbourhood, including letting new homes, resolving neighbour disputes, supporting victims of anti-social behaviour, managing occupation contracts and carrying out property and estate inspections. You will be a visible presence in the neighbourhood, carrying out estate visits and inspections, acting as a dedicated point-of-contact for residents within your responsible neighbourhood, promoting a 'right first time' approach and ensuring consistency of service across different communication channels and touch points.

You will be responsible for working collaboratively with colleagues, partners and stakeholders, to deliver strong and effective place-based leadership You will proactively manage a variety of housing and neighbourhood management functions across tenures, including lettings, property management, estate visits and inspections and mutual exchanges. You will make residents aware of their responsibilities and terms of their occupation contract, taking appropriate action for any serious breaches of contract and maximise opportunities to negotiate positive outcomes whilst supporting our aim of zero evictions into homelessness.

You will support victims of all types of anti-social behaviour and take appropriate action to resolve anti-social behaviour, working collaboratively with internal colleagues, partners and stakeholders to ensure multi-agency responses to complex cases whilst also utilising mediation, conflict resolution and other tools for early intervention. You will effectively manage compliance with the occupation contract, taking legal action where appropriate in respect of contract fraud, abandonment and no access for compliance/mandatory works, including gas and electrical inspections.

You will be the lead for MARAC (Multi agency Risk Assessment Meetings) to ensure best outcomes are reached in partnership for serious domestic abuse cases. You will arrange and attend S.115 meetings, CASAM's and any other multi-agency meetings to promote safer communities, in line with partnership working. You will ensure accurate recording of all cases to progress case development and monitor performance.

You will be responsible for monitoring and communicating via 'The noise app' system. You will support and take legal action where necessary for serious breaches of occupation contract and other legal action as required, ensuring all legal paperwork is completed to a high standard to apply for possession and/or injunction proceedings. You will attend court hearings and evictions when needed, always representing Hedyn positively.

You will take responsibility for the installation, monitoring and evaluation of the association's recording systems, such as CCTV and noise monitoring equipment, making appropriate evidence-based decisions on case progression. You will raise orders and liaise with contractors and colleagues to fit CCTV. You will manage all changes to occupation contract status, including the efficient administration of mutual exchange applications and the end of contract process.

You will let new homes and seek to minimise empty home turnaround time, working with local authorities, partner housing associations and other external agencies as required.
