- Assist in the completion of make ready units to Chamberlin standards and maintains adequate supply of make-ready units for the Community.
- Troubleshoot, diagnose and correct minor air conditioning and/or heating failures, appliance repairs, plumbing problems, painting, minor carpentry, and drywall repairs.
- Address resident service and maintenance requests in a timely manner.
- Perform necessary repairs and preventative maintenance on vacant units as they become available.
- Perform daily pool care, assure pool is in proper chemical balance and area is free of safety concerns.
- Re-key locks and cut keys.
- Inspect the property for safety hazards that may pose a liability and correct the hazard to inform the Manager of Facilities and Service of the hazard.
- Keep the property free of weeds, raked rocks, remove trash, clear sidewalks and periodically power wash, ensuring amenities or community areas are clean and in working order, etc.
- Share on-call duty with service team members and be readily available to go to the property if needed and in uniform.
- Assist in monitoring inventory of materials, parts and supplies.
- Maintain accurate records regarding preventive maintenance, service requests, expenditures, apartment make‑ready status, work in progress, etc.
- General knowledge in the following areas:
Plumbing, Electrical, Pool Maintenance, HVAC, Carpentry, Landscape Maintenance, Appliances, and OSHA-related standards. - Knowledge of building systems.
- Service orientation.
- Basic computer skills.
- Experience as apartment turn technician, make‑ready technician, or work order technician is highly desirable.
- HVAC and CPO certification preferred.
- Bilingual or English speaking.
- 40 hours a week, Monday‑Friday during property business hours.
- Evenings and weekends may be required as circumstances warrant.
All employment offers are contingent upon the successful completion of a standard background check, which reviews records for the past seven (7) years, in compliance with applicable federal, state, and local laws.
