The Regional Manager is responsible for overseeing the overall operation of the apartment communities within the assigned portfolio. The role provides leadership, direction, and support to property managers and their teams, exemplifying our core values of relationships, development, quality, and responsibility. The manager is accountable for executing company objectives in people, profitability, and growth, maintaining strong business partnerships, and ensuring performance meets or exceeds all key performance indicators.
EssentialJob Duties
- Property Management: Maximize revenue, control costs, increase resident retention; supervise, develop, and support property managers and their teams; ensure compliance with all corporate policies and procedures; partner with the operations team to uphold Bigos standards; identify performance deficiencies and implement corrective action plans; act as owner representative for third‑party inspections; maintain product and market knowledge; manage escalated resident issues; arrange or fill in for property coverage.
- Leadership: Hire, develop, and retain aspirational talent; supervise, mentor, and develop property managers; conduct site visits at least twice a month; hold team meetings and one‑on‑ones; align with company goals.
- Financial: Review financial statements, community activity reports, maintenance inspections, and KPIs; implement revenue maximization and expense management strategies; review and approve all property purchasing within budget.
- BA or BS degree from a four‑year college or university with a focus in Real Estate, Business, or related discipline, or equivalent work experience.
- Minimum 5 years of experience as a Property Manager.
- Previous Regional Manager experience preferred.
- Experience with Yardi Software highly preferred.
- Fluent in English, strong oral and written communication.
- Ability to work in a fast‑paced environment handling multiple tasks with little direction.
- Diplomatic, courteous, and tactful when dealing with staff, residents, and the public.
- Strong decision‑making, problem‑solving, and time‑management skills.
- Reliable transportation, valid state driver’s license, and proof of insurance.
Must have mobility to work in a standard office setting and use standard office equipment; stamina to maintain attention to detail; vision to read printed material and computer screen; hearing and speech to communicate.
Work EnvironmentOffice conditions with a combination of on‑property and hybrid work model.
