Assistant Community ManagerThe Assistant Community Manager oversees, under the supervision of the Community Manager, everyday operations and financial functions of a housing community. The role includes delinquency and rent collection to optimize cash flow, person‑in‑charge of all phases of operations and financial management in the Community Manager’s absence, and onsite leadership to ensure compliance with policies and regulations.
Essential Duties & Responsibilities Financial Management- Post all payments and income from applicants, residents, and non‑current residents accurately and timely.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparing late notices and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident accounts, including bill‑back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units to post move‑out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff following company directives.
- Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
- Promote harmony and high‑quality job performance through support and leadership.
- Ensure staff compliance with company policies and procedures.
- Manage leasing operations, maintain accurate lease records, and meet reporting systems.
- Execute marketing strategies in line with the annual plan.
- Address resident complaints and requests for satisfaction.
- Develop and implement resident retention programs.
- Effectively show, lease, and move in prospective residents.
- Maintain customer service standards and monitor maintenance response times.
- Ensure property appearance and timely completion of repairs.
- Assist supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
- High School Diploma or Equivalency;
Bachelor’s degree preferred or two years experience in the housing industry; or equivalent combination of education and experience. - Basic computer skills and understanding of onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements is required.
- Ability to perform tasks that involve standing or sitting for prolonged periods, repetitive motions, and regular communication.
- Ability to move about to accomplish tasks or move between work sites.
- Ability to use ladders, stairs, scaffolding, and other equipment, lift and move objects up to 25 lbs, operate machinery or power tools, drive motor vehicles or golf carts.
- Willingness to work overtime, weekends, nights or emergencies, in small spaces or extreme temperatures.
- Exposure to hazardous chemicals possible.
Salary Range
: $17 per hour to $20 per hour
