Summary
The building restoration Assistant Project Manager/Estimator is required to estimate, manage, direct, coordinate, and budget, in coordination and at the direction of the division manager and other division personnel, all activities concerned with the company’s restoration division, including overseeing all project organization, scheduling, and implementation. This is an entry level role where the APM/Estimator will have the opportunity to build foundational skills in project management and estimation, while gaining experience in vendor & customer relations, scheduling, negotiation, and other relevant skills.
Dutiesand Responsibilities
- Application of deep knowledge and understanding of commercial construction and relative processes with significant attention to detail.
- Convey bidding/not bidding intent on each project to the customer after the Division Manager decides to bid or not bid.
- Collect pertinent information from the customer on projects the Division Manager elects to bid, including start date, phasing/sequence, logistics, and buyout/contract date.
- Identify competitive edge and risks to each project; communicate and evaluate with the Division Manager.
- Follow up with each customer the next business day to gather feedback on pricing and scope (postmortem), promote the Kent differentiators, and request a meeting with each customer to discuss how Kent can provide value to the project.
- Participate in post-bid-interview when requested by the Division Manager to provide accurate details about the scope, sequence, expectations, and exclusions.
- Ability to read and understand architectural and structural drawings.
- Create RFIs, prepare accurate takeoffs, and follow up with customers.
- Prepare accurate takeoffs and proposals in MS Excel and MS Word, respectively.?
- Identify items in the scope of work that require submittals.
- Prepare, review, and correct submittals, as needed.
- Communicate all submittal information to the shop and crews, making sure the message is clear and understood.
- Prepare, process, and track change orders.
- Prepare closeout documentation for projects including warranties, O&M manuals, and as‑built drawings.
- Proactively identify and solve project problems and issues.
- Evaluate manpower, schedules, and hold field leadership accountable to deadlines.
- Ability to communicate effectively with clients and field personnel.
- Establish each project’s objectives and relay them to field leaders.
- Review plans, specifications, and contract terms with field personnel.
- Monitor project productivity and material costs.
- Evaluate subcontractor and vendor pricing.
- Negotiate with vendors to ensure specialty products and long‑lead‑time materials are ordered and on‑site before they are needed.
- Ability to understand financial reports, review them on a weekly basis, and adjust, as needed, to complete jobs under budget.
- Create project billing each month and as jobs are completed, making certain invoices are accurate and timely.
- Assist with collections activity on overdue accounts.
- Oversee daily and weekly project scheduling.

Required Experience, Education, and Qualifications- 1+ years of construction experience preferred
- Foundational understanding of Microsoft Office Suite
- Valid driver’s license
- Must have reliable transportation to the workplace(s)/ job location(s).
- Ability to successfully pass a background check related to driving.
- Ability to pass drug screening.
- Must be able to work in the United States without corporate sponsorship now and in the future.
1+ year of experience in the mason trade is preferred
