Arnold Grounds Apartment Management is seeking an experienced and technology-driven Compliance Assistant to the Director of Compliance to support regulatory compliance across our affordable housing portfolio.

This position will work directly with the Director of Compliance and requires strong working knowledge of multiple affordable housing programs, including Project-Based Section 8, Low-Income Housing Tax Credit (LIHTC), and Rural Housing/RD programs
.

The ideal candidate will have hands-on experience reviewing affordable housing files, monitoring certifications, identifying compliance deficiencies, preparing properties for regulatory reviews, and assisting site teams with corrective actions.

In addition to traditional affordable housing compliance responsibilities, this position will have a strong focus on Artificial Intelligence (AI), automation, and property management technology
. The successful candidate will assist the Director of Compliance with identifying opportunities to use AI and systems such as Real Page to improve compliance accuracy, workflow management, reporting, file review, training, and portfolio-wide compliance oversight.

• Minimum 3 years of affordable housing experience
  , preferably within compliance, property management, or affordable housing operations.
• Strong knowledge of HUD Project-Based Section 8 requirements.
• Strong knowledge of LIHTC/Tax Credit compliance.
• Working knowledge of Rural Development/Rural Housing programs.
• Experience reviewing affordable housing resident files and certifications.
• Knowledge of annual and interim recertifications, income calculations, assets, deductions, and household eligibility requirements.
• Experience with EIV and affordable housing verification requirements.
• Experience preparing properties for compliance audits and regulatory reviews.
• Strong working knowledge of Real Page property management software.
• Demonstrated knowledge or professional experience utilizing Artificial Intelligence tools and automation

• Advanced organizational and analytical skills.
• Strong attention to detail and ability to identify compliance discrepancies.
• Strong written and verbal communication skills.
• Ability to manage multiple properties, projects, deadlines, and priorities.
• Ability to work independently while maintaining consistent communication with the Director of Compliance.

• COS, TCS, HCCP, SHCM, or similar affordable housing certification.
• Experience supporting a multi-state affordable housing portfolio.
• Experience with HUD, state housing finance agencies, Rural Development, investors, and third-party compliance reviewers.
• Advanced experience with Real Page affordable housing modules

• Experience implementing AI, workflow automation, or technology-based compliance solutions.
• Experience developing compliance dashboards, reports, procedures, and training materials.
• Advanced Excel and data-management skills.

This individual should be comfortable reviewing a complex Section 8, LIHTC, or Rural Housing resident file while also identifying opportunities to use AI, Real Page, automation, and data analytics to make the compliance operation more accurate and efficient.

The successful candidate will be highly organized, analytical, solution-oriented, and capable of serving as a trusted operational resource to the Director of Compliance.
