Our Grays office is currently looking for a Senior Lettings Negotiator.
Job Description 1. Lettings & Negotiation- Manage applicant enquiries promptly and professionally.
- Conduct property viewings, presenting properties to prospective tenants confidently and effectively.
- Secure lets and negotiate tenancy terms to achieve the best outcome for landlords and the business.
- Qualify applicants thoroughly to ensure suitability and compliance with referencing criteria.
- Progress tenancies through to move‑in, coordinating with landlords, tenants, referencing providers, and internal teams.
- Maintain strong, ongoing relationships with landlords, providing regular updates on marketing, enquiries, and offers.
- Advise landlords on market conditions, pricing strategy, and necessary improvements to maximise rental value.
- Conduct market appraisals and win new instructions through professional, informed recommendations.
- Ensure landlords remain compliant with legislation (EPC, gas safety, EICR, deposit regulations, and Right to Rent requirements).
- Review and carry out rent reviews and increases.
- Upsell rent guarantee to those without in the current portfolio.
- Create accurate property listings, ensuring high‑quality photos, descriptions, and compliance with advertising regulations.
- Manage online property portals and ensure all marketing remains up to date.
- Liaise with contractors and external suppliers as needed.
- Review and update property files, ensuring all documentation is complete and legally compliant.
- Assist in training, mentoring, and supporting junior negotiators and apprentices.
- Lead by example in achieving KPIs, conversion rates, and service targets.
- Support the Lettings Manager with departmental tasks where required.
- Help maintain a positive, motivated, and results‑driven team culture.
- Ensure all tenancies are processed in line with current legislation and company policies.
- Verify Right to Rent documentation and assist with referencing requirements if necessary.
- Maintain accurate records in CRM systems and uphold GDPR standards.
- Stay updated on changes in lettings law, industry best practices, and regulatory updates.
