The jobThe Contracts Manager is responsible for the overall performance of each of the projects under their control in respect of time, cost and quality. Reporting to the Operations Manager, the role oversees the project delivery and overall performance of allocated projects in conjunction with the relevant Project Manager and working hand‑in‑hand with the Commercial Manager.
Main role and responsibilities:- Prepare and implement the Construction Phase Health & Safety Plan before project commencement.
- Manage project health, safety, quality, welfare and environmental compliance with support from the H&S Manager.
- Ensure all pre‑start documentation, planning conditions and Building Control requirements are completed.
- Plan, allocate and monitor project resources, programmes and procurement.
- Lead design development, coordination, subcontractor and project progress meetings.
- Manage relationships with clients, consultants, subcontractors and project teams.
- Oversee project delivery to achieve programme, cost, quality and zero‑defect objectives.
- Monitor project risks, RFIs, delays and contractual compliance, escalating issues where necessary.
- Support commercial performance through cost control, CVRs, project reviews and contractual notices.
- Conduct regular site inspections to ensure compliance with specifications, drawings and industry standards.
- Develop Project Execution Plans (PEPs) and assess operational and commercial risks.
- Ensure project teams are competent, appropriately trained and effectively coached.
- Promote best practice, continuous improvement and lessons learned across projects.
- Manage post‑completion processes, performance reviews (PDRs) and team development.
- Prepare and review project reports, providing accurate updates to senior management.
- Ensure compliance with company procedures and fulfil Principal Contractor duties under the Building Safety Act.
To be successful in this role you will bring your enthusiasm and determination as well as:
- 5–10 years’ experience in a main‑contractor environment, with strong knowledge of JCT and NEC contracts.
- Proven ability to manage multiple live projects, oversee programme and commercial performance, and issue clear contractual notices.
- Skilled in subcontract procurement, scope definition, variation management, and maintaining robust commercial records.
- Strong understanding of compliance requirements including CDM, quality assurance, and company systems.
- Confident communicator able to support and challenge project teams, produce clear reports, and maintain professional client relationships.
- Organised, proactive, and commercially aware, with a problem‑solving mindset and alignment to Speller Metcalfe’s values.
