Job Summary
The Maryland National Capital Park & Planning Commission (M‑NCPPC) seeks a Building Manager for Largo Headquarters (LHQ) located at 1616 McCormick Drive, managing the headquarters building and adjacent property at 1601 McCormick Drive. The role reports to the Assistant Division Chief of Critical Projects within the Facility Services Division and oversees all maintenance, leasing, and asset management activities for the LHQ building.
Responsibilities- Develop and manage maintenance agreements, memorandums of understanding, and lease arrangements with tenants.
- Oversee routine and preventative maintenance, emergency response, and building systems (HVAC, electrical, plumbing, elevators, security, etc.).
- Use the Enterprise Asset Management (EAM) System to track inventory and work orders.
- Coordinate repairs and renovations, acting as purchasing coordinator for routine maintenance and contractors.
- Conduct daily, monthly, quarterly, and annual inspections, ensuring compliance with safety regulations.
- Serve as liaison between Largo Headquarters staff, Director’s Office, Planning Department, Chairman’s office, Park Police, and Assistant Division Chief over Critical Projects.
- Monitor service requests and communicate status clearly to tenants.
- Supervise Facility Services Division staff stationed at LHQ, developing daily work routines and enforcing Commission policies.
- Manage controlled and fixed asset inventory, place purchase orders, and oversee asset procurement.
- Prepare, present, and maintain reports on property conditions, budgeting, and lease compliance.
- Ensure legal documents and agreements are current and enforce terms according to Commission policies.
- Conduct performance evaluations, coaching, and discipline as per Merit System Rules and MCGEO CBA.
- Provide documentation for procurement, obtain authorizations, establish budgetary requests, and manage work program budgets.
Office-based with occasional field visits including evenings, weekends, holidays, and 24‑hour on‑call duty. The role requires stationary work, periodic travel, ladder use, and observation of safety protocols (6:00 am – 2:45 pm). Ancillary duties include crew coordination and communication with internal staff and the public.
Minimum Qualifications- Bachelor’s Degree in Real Estate, Property Management, Park Management, or related field.
- Four (4) years of experience in real‑estate or park management.
- Or an equivalent combination totaling eight (8) years.
- Valid driver’s license meeting Maryland and Commission requirements.
- Successful completion of a Commission medical examination.
Salary Range: $68,912 – $122,285
