Pay: starting rate of $30, depending on experience

What You’ll Do:
As an HVAC Technician, you’ll play a critical role in maintaining comfortable, safe, and energy-efficient living and working environments for residents and staff across our campuses. You’ll diagnose, repair, and maintain HVAC systems and associated equipment, as well as assist with general maintenance duties as needed.
Key responsibilities include, but are not limited to:
- Install, service, and repair HVAC equipment (residential and light commercial systems)
- Diagnose issues and replace/repair HVAC components
- Read and apply electrical schematics, blueprints, and wiring diagrams (high and low voltage)
- Complete preventative maintenance tasks
- Test and verify function of newly installed HVAC components
- Maintain inventory and procure HVAC-related parts and supplies
- Maintain EPA 608 Universal certification
- Assist with general maintenance tasks: plumbing, electrical, and light construction
- Replace light bulbs and outlets; repair washers/dryers and unclog drains
- Assist with small construction or renovation projects as needed
- Follow all safety procedures, including lock-out/tag-out protocols
- Maintain accurate records of work completed and parts used
- Train and support other team members as directed by the Director of Maintenance
- Participate in Friends Homes’ cultural change initiatives to improve resident quality of life
Requirements:
Required:
- Valid Drivers License
- 2–4 years of HVAC service and installation experience
- EPA 608 Universal Certification
- Strong troubleshooting and problem-solving skills
- Ability to work independently with minimal supervision
- Basic computer skills; familiarity with Excel and work order software
- Ability to read blueprints and wiring diagrams
- Excellent time management and organization skills
Preferred:
- 4+ years of experience (10+ years highly valued)
- Experience with both residential and commercial HVAC systems
- Prior work in senior living, healthcare, or campus-style environments
Physical & Environmental Expectations:
- This position includes both indoor and outdoor work and requires frequent physical activity.
- Lifting:
Up to 50 lbs. occasionally; assistance available for heavier loads - Reaching/Bending/Crouching/Kneeling:
Frequent throughout shift - Climbing ladders:
Frequently required - Hand use:
Constant use of hand tools (e.g., drill, screwdriver, wrench) - Mobility:
Walk 2–3 hours/day; stand 2–3 hours/day; sit 1–2 hours/day - Environmental exposure:
Heat, cold, and varied surfaces (tile, carpet, concrete, etc.)
