Job Description Summary

This part‑time position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities
  • Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening and background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in.
  • Inspect apartments prior to move‑in to ensure they are move‑in ready and schedule any outstanding items with the maintenance team.
  • Stay informed about current market and competitor conditions to sustain occupancy, develop and implement marketing plans, and follow policies related to concessions and specials.
  • Design and execute marketing activities including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, etc.), and other community‑specific plans.
  • Use on‑site property management software to track availability, record traffic and leasing activities, manage resident data, and capture critical demographic information.
  • Ensure that show units meet company standards for show quality by inspecting marketing corridor and leasing tour, communicating maintenance needs, merchandising and maintaining an appealing show unit and/or model and amenities.
  • Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
  • Execute and perform activities in support of the lease renewal program by preparing renewal letters and packages, meeting with and contacting renewing residents, and ensuring renewal documents are signed and implemented on time.
  • Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems and/or document and convey requests to the appropriate individual(s).
Required Licenses or Certifications
  • All licenses and/or certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.
Physical Demands
  • Must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions.
  • Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Rare or regular travel may be required to assist other properties, attend training, business meetings, or other necessary events.
  • Must be able to work a flexible schedule, including “call” during evenings, weekends, and holidays.
Compensation

The hourly range for this role is $20–$21.

Additional Compensation
  • Corporate Positions:
    Base salary plus eligibility to participate in quarterly or annual bonus program based on individual and company performance.
  • On‑site Property Positions:
    Base salary plus eligibility to participate in weekly, monthly, and/or quarterly bonus programs.
