Maintenance Technician - Apartments at Carla Properties, Ltd. – Aspen Highlands Apartments, a 222‑unit apartment community in Gresham, OR.

Pay: $23.00 – $27.00 per hour

Schedule:

Thursday – Monday, 40 hours/week; 8:00 a.m. – 5:00 p.m. (60‑minute lunch). Days off:
Tue/Wed. On‑call weekend, evenings, and holidays.

• Service requests and routine maintenance within 24–48 hours.
• Emergency service requests completed as soon as possible.
• Preventative maintenance projects scheduled and completed on time.
• Light electrical work, plumbing troubleshooting, general repair, and maintenance.
• Travel to other properties to cover staffing shortages or emergencies.
• Apartment turns: prepare vacant units for new tenants—including painting, caulking, drywall repair, door trim, mold/mildew remediation, and trash removal.
• Assist resident manager with preliminary inspections.
• Maintain property appearance and common‑area upkeep: office, clubhouse, fitness center, pool, laundry rooms, restrooms, picnic areas, tennis courts, and other amenities.
• Exterior building appearance: entryways, walkways, doors, and railings.
• Weekly inspection of all property lighting; notify resident manager of needed vendor replacement.
• Complete special property projects assigned by resident manager.
• Professional and friendly resident relations; comply with Fair Housing Laws.
• Establish daily maintenance workflow priorities with supervisor and/or resident manager.
• Co‑operate with emergency cell phone and on‑call duties during evenings, weekends, and holidays.
• Adhere to company safety program and policies.
• Lifting: minimum 50 lbs.; climb 10–12 ft ladder; use basic hand tools; kneel, squat, bend; two‑person lift of household appliances.
• After‑hours emergency coverage on at least 3 nights per week (up to 1 week); includes weekends and holidays.

• Minimum of 5 years experience in property‑management maintenance or construction work.
• Lift at least 50 lbs.; climb 10‑12 ft ladder; two‑person lift of large appliances; work with basic hand tools; kneel, squat, bend; install vinyl flooring; balance pool chemicals; paint; drywall repair; general maintenance.
• Strong organizational, detail‑oriented, time‑management, communication, and customer‑service skills.
• Knowledge of carpentry, drywall repair, painting for apartment turns, light electrical work (switches, outlets, light fixtures), plumbing, fixture installation, and appliance repair.
• Professional appearance and demeanor; respectful performance of duties.
