The Real Estate Manager will play a key role in optimizing our retail real estate network for the Ren’s Pets banner. The role focuses on lease renewals, occupancy optimization, market analysis, sourcing and negotiation of new sites, relocations, and subleasing, including financial evaluation of opportunities. Working closely with operations, finance, legal, and external real estate partners, the Real Estate Manager will identify opportunities to strengthen portfolio performance while ensuring real estate decisions support the company's long‑term growth strategy.
This position requires strategic thinking, strong analytical and relationship management skills, financial acumen, and negotiation abilities who thrives in a fast‑paced retail environment.
Duties and ResponsibilitiesUnder the supervision of the Senior Director, Real Estate Developpement, the duties and responsibilities of the Real Estate Manager include, but are not limited to, the following:
Network Optimization- Analyze the current real estate portfolio and identify opportunities for optimization and expansion by developing long‑term plans for store growth and capital expenditures.
- Identify opportunities to improve occupancy economics through lease restructuring and renegotiation, space reduction, relocations.
- Support portfolio performance reviews and provide recommendations to improve profitability.
- Lead negotiation of lease renewals, letters of intent, leases sub‑leases and lease amendments with landlords and tenants, ensuring compliance with company standards.
- Develop and maintain strong relationships with landlords, brokers, and other real estate professionals.
- Collaborate with legal teams to review and finalize contracts and agreements.
- Coordinate and complete due diligence activities for prospective sites, including zoning, and other entitlement reviews required to assess project constraints.
- Conduct demographic and market analysis to evaluate potential opportunities for optimization, identify growth opportunities and relocation opportunities within target trade areas.
- Assess viability of opportunities through analysis of sales potential, occupancy costs, return on investment and provide recommendations for investment to senior leadership, including full financial proformas.
- Maintain accurate records of all transactions, agreements, and project‑related documents.
- Other duties as assigned.
- Strong analytical and problem‑solving skills with good knowledge of financial modelling and proforma analysis, trade area and demographic analysis.
- Skilled negotiator, especially in securing favorable commercial lease terms.
- Relationship management and networking with strong communication and presentation skills.
- Ability to manage multiple projects simultaneously.
- University degree in real estate, business, finance, urban planning, or a related field.
- 3 to 5 years of experience in retail real estate, portfolio management, or leasing.
- Willingness to travel occasionally in Ontario and a valid driver's license to visit various sites in Quebec.
- The expected salary for this position is between $105 000‑$125 000. The total compensation may vary depending on the candidate’s skills, experience, qualifications, and other relevant factors.
