General Responsibilities:

• Compile Subcontract tender lists for new sites.

• Negotiate with the most competitive tender.

• Insure that everything in the Specification, trade specification and working drawings are included within the price.

• Carry out a pre-start meeting with the designated Subcontractor.

• Check through Health & Safety policies and insure all paperwork is in place .

• Get the agreed subcontractors price and order signed by all directors.

• Send out order to Subcontractor.

• Set up agreed breakdowns for order values.

• Process subcontract and service payments and deliver to accounts.

• Meet Subcontractors on site to negotiate any extras that may occur.

• Attend monthly development meetings with members of each department to discuss any problems that have or may occur.

• Attend monthly meetings with Housing Associations and agree valuations for payment with the clerk of works.

• Compile a budget for the site with the costs from the Construction Director (Overheads to suit programme) Sales Director (Costs for showhouse & sales office) Technical Director (Fees) Engineer (Service Cost) Buyer (Materials) and all costs for groundwork’s, external works and Subcontract works.

• Carry out quarterly valuations on each site and report on any losses or savings within the period.

• Discuss the valuations with the Managing Director, Financial Director and Commercial Manager and make any amendments if needed.

• Once the site is coming to an end agree final accounts with groundwork’s and all other trades that are required.
