Senior Quantity Surveyor | Major Mixed-Use Scheme | East London | Freelance (Inc Outside IR35)

Join a contractor stepping in to deliver a flagship mixed-use development following a recent project transition.

This is a commercially sensitive, high-profile scheme involving a 20+ storey hotel and office development — complex, part-complete, and requiring strong commercial leadership to drive it through to successful completion.

The business needs a Senior QS who can take ownership quickly, stabilise the commercial function, and work closely with site and leadership teams to protect margin and manage risk.

Projects of this nature are technically demanding — involving structural works, multiple subcontract packages, programme pressure, and stakeholder scrutiny.

The Role

Take full commercial control of a major mixed-use development from current stage through to final account

• Manage subcontractor packages, valuations, variations, CVRs, and reporting

• Re-establish commercial structure and cost control on a live project

• Work closely with Project Managers and Directors to manage risk and protect margins

• Interface with subcontractors and stakeholders during programme restart

• Experience on mid-to-high rise or mixed-use developments

• Strong understanding of structural packages and complex build sequencing

• Confident managing live projects with commercial sensitivities

• Calm, organised and capable of bringing stability to a busy scheme
