Position Summary The Maintenance Manager is a hands-on working manager responsible for the day-to-day maintenance, repair, preventative maintenance, safety, and overall physical condition of the hotel.
This is not a desk-based facilities role. The Maintenance Manager is expected to work directly alongside the maintenance team, personally complete repairs, troubleshoot issues, and support the operation wherever required.
The role is responsible for ensuring guest rooms, public areas, back-of-house areas, mechanical systems, and hotel equipment are maintained to a high standard. A major focus will be building a strong preventative maintenance culture, reducing repeat deficiencies, developing the technical skills of the maintenance team, and minimizing unnecessary reliance on outside contractors.
The Maintenance Manager will work closely with hotel leadership and all operating departments to ensure maintenance concerns are addressed quickly, professionally, and with strong follow-through.
Key Responsibilities Hands-On Maintenance Work directly alongside the maintenance team on daily repairs, preventative maintenance, and projects.
Personally troubleshoot and complete general maintenance repairs throughout the hotel.
Perform repairs involving plumbing, electrical, HVAC, carpentry, painting, drywall, fixtures, furniture, doors, locks, sinks, toilets, drains, caulking, and other general building systems.
Respond quickly to urgent guest-room and operational maintenance concerns.
Support repairs to laundry, kitchen, pool, mechanical, and other hotel equipment where appropriate.
Assist with larger maintenance projects and property improvement initiatives.
Ensure repairs are completed properly and not simply addressed with temporary fixes.
Preventative Maintenance Develop, maintain, and execute a strong preventative maintenance program.
Complete regular inspections of guest rooms, public areas, back-of-house areas, mechanical rooms, equipment, and exterior spaces.
Identify potential issues before they become guest-impacting problems.
Track recurring deficiencies and establish corrective action plans.
Ensure preventative maintenance schedules are completed consistently and documented appropriately.
Maintain a proactive approach to property condition rather than relying primarily on reactive maintenance.
Leadership & Team Development Lead, schedule, coach, and support the maintenance team.
Provide hands-on training so team members can confidently complete general hotel repairs.
Identify skill gaps and establish training plans to improve team capability.
Hold team members accountable for quality, productivity, safety, and follow-through.
Inspect completed work and ensure repairs meet hotel standards.
Build a culture of ownership, urgency, teamwork, and accountability.
Lead by example and be willing to step in and complete work alongside the team.
Guest Room & Property Condition Ensure guest rooms are maintained to a high standard of functionality and appearance.
Prioritize deficiencies that directly impact guest experience.
Work closely with Housekeeping and Front Office to identify and resolve guest-room maintenance concerns.
Investigate repeat guest-room deficiencies and identify root causes.
Complete regular property walks and inspections.
Ensure public areas, exterior areas, back-of-house areas, and employee spaces are well maintained.
Work Orders & Follow-Through Manage and prioritize daily maintenance work orders VIA GXP Marriott platforms.
Ensure work orders are properly documented, assigned, completed, and closed.
Follow up on outstanding deficiencies until fully resolved.
Maintain clear communication with hotel leadership regarding major issues, timelines, and required repairs.
Identify recurring work orders and implement permanent solutions where possible.
Determine when specialized contractors are required.
Coordinate contractors and outside service providers.
Obtain quotes and ensure work represents appropriate value.
Review contractor work for quality and completion before signing off.
