POSITION SCOPE:

At The Meadows, our building is more than walls and systems - it is home to 105 residents, and someone has to be the person who keeps that home safe, warm, clean and running every hour of every day. That person is our Director of Maintenance & Environmental Services. Reporting to the Community Lead (CEO) you will lead our Maintenance, Environmental Services and Laundry teams in a "working director/manager/supervisor" role: you're close to the work, not buried under layers of management.

One hour you may be negotiating a vendor contract or planning a capital project; the next you are troubleshooting a boiler with your team, answering an after-hours call from a nurse, or walking a neighbourhood to see that everything is as it should be.

The role reaches right across the physical life of the home - building systems and equipment, grounds and seasonal upkeep, housekeeping and laundry, renovations and capital projects, vendor and contractor relationships, and the fire, life safety and emergency preparedness that keep everyone secure, all in keeping with the Department of Seniors and Long-Term Care maintenance standards. This is a planned transition. The successful candidate will benefit from a supported orientation and knowledge-transfer period alongside our current director before assuming the role fully.

WHAT YOU

NEED TO HAVE :
  • Demonstrate sincere willingness and passion to engage and participate with those who live in our home and lead those who work in our home to enhance residents’ social, emotional, physical and spiritual needs.
  • 7+ years of experience in commercial building operations and maintenance, preferably in a health care or long-term care setting. Post-secondary diploma or certification in a related field (building systems, engineering technology, a recognized trade, or facilities management) or an equivalent combination of education and experience.
  • 3+ years of people management and supervisory experience, with the ability to motivate and lead people and projects in a unionized environment.
  • A hands-on working leader: this role is director, manager and supervisor in one, leading a team of Maintenance Workers and the Environmental Services and Laundry teams while remaining ready to pick up the tools.
  • Solid experience and understanding of facility risk management, health care building and fire codes, energy and utilities management, HVAC, electrical, mechanical and plumbing systems, and grounds maintenance.
  • Experience planning, scheduling and documenting preventative maintenance, repairs and inspections in accordance with the Nova Scotia maintenance standards for long-term care facilities (Department of Seniors and Long-Term Care).
  • Experience sourcing vendors, obtaining and evaluating quotes, negotiating service contracts, and coordinating contractors, renovations and capital projects.
  • Experience preparing and managing departmental budgets and analyzing variances.
  • Knowledge of fire and life safety systems, emergency preparedness planning, and the Nova Scotia Occupational Health and Safety Act.
  • Above average interpersonal, judgment and problem-solving skills; well organized, self-disciplined and resourceful with the ability to plan and set conflicting priorities and work independently.
  • A collaborative colleague who works well with other department heads and the management team, and brings a customer-service mindset to every interaction - including warm, respectful day-to-day contact with the residents who live in our home, their families, staff and vendors.
