Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.
Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board.
We're currently seeking a Maintenance Manager for our multi-family portfolio of properties.

The Senior / Maintenance Manager is responsible for the maintenance and preventive maintenance efforts for one or more assigned communities, including the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, major appliances and amenities. This role ensures compliance with EP’s operational standards and applicable laws and regulations. At podded communities, the Senior / Maintenance Manager conducts property visits, works with on-site supervisors to improve performance, and maintains oversight of maintenance operations.

SupervisesSupervises other assigned supervisory and non-supervisory associates at one or more communities, as well as relevant third-party vendors/suppliers. Responsible for recruiting, hiring, training, scheduling, planning and directing work assignments. Evaluates associate performance, and makes decisions or recommendations regarding hiring and termination.
ClassificationExempt/Salaried. Compensation includes base salary and eligibility in Property Operations’ on-site incentive program, if any.
ResponsibilitiesEssential Job Functions
- Partner with office counterpart(s) to ensure effective operations of the property.
- Implement and manage programs to maximize revenue, control expenses and improve resident satisfaction.
- Manage all property vendor contracts (costs, scope compliance, etc.) and on-site vendors.
- Manage all service requests; prioritize and delegate to staff. Maintain parts and supply inventory to meet customer service standards.
- Manage maintenance for assigned community(s) to maintain physical condition and contribute to EP’s annual goals.
- Manage apartment turnover and preventive maintenance program schedules to maximize value; assess damage value charged to departing residents.
- Ensure implementation of risk mitigation procedures, including disaster response and safety training; maintain documentation.
- Monitor maintenance expenses to ensure spending is within budget.
- Manage personnel duties including recruiting, scheduling, evaluations, training and development, and disciplinary actions; make hiring/termination decisions or recommendations.
- Inspect grounds, buildings and apartment homes regularly to ensure functionality; perform start-up duties and acceptance walks as required.
- Oversee execution of work by external vendors and internal service providers.
- Implement EP policies and procedures; ensure compliance as needed.
- Ensure compliance with all federal, state and local laws.
- All other tasks or duties as assigned by the supervisor.
- Maintain professional appearance and dress code as required.
- Model and demonstrate the Maintenance Management Core Competencies.
Education
- High School diploma or equivalent (GED).
- 3-5 years of multi-family property management or other building maintenance experience performing duties of Maintenance Supervisor or Maintenance Technician III.
- 2 years of on-the-job experience in the use of refrigerant recovery or recycling equipment.
- Ability to read and write English with clear and concise communications; able to create and deliver group presentations on property-related topics and write reports clearly.
