Monday to Friday, 8:00am-4:00pm or 9:00am-5:00pm Flexible start and finish times available Salary: £32,000 per annum
Abbatt is seeking a reliable and hands-on Maintenance Operative / Handyperson to join a well-presented residential development in Harrow, NW London.

Key Duties & Responsibilities
Provide general maintenance support across the development, ensuring the building and communal areas are maintained to a high standard.
Liaise with authorised contractors and tradespeople, providing access to the development as required and notifying the Development Manager of the start and completion of works.
Report any defects, incidents or maintenance issues, whether observed directly or reported by residents or contractors, and take appropriate corrective action following consultation with the Development Manager.
Carry out monthly emergency lighting checks, ensuring systems are tested consistently and regularly.
Assist the Development Manager with ensuring monthly fire alarm checks are completed.
Maintain accurate and up-to-date records of maintenance issues, repairs and lighting faults.
Undertake routine general repairs and maintenance throughout the development.
Carry out minor electrical and plumbing repairs where appropriate.
Refit and repair door locks and handles as required.
Ensure all tools and equipment are properly maintained, stored securely and used only by authorised personnel.
Pressure wash and clean the bin stores on a weekly basis, ensuring these areas are kept clean and presentable.
Ensure all footpaths and communal areas are kept clean, tidy and swept, particularly during the summer months.
Carry out touch-up painting and minor decorating works within communal areas and throughout the development as and when required.
Carry out regular inspections and maintenance of terrace areas.
Water and maintain plants within the terrace and communal areas.
Identify and report any maintenance, safety or presentation issues to the Development Manager.
Assist with general upkeep and day-to-day maintenance requirements across the development as required.
Ensure all work is carried out safely, efficiently and to a high standard.
Maintain a professional and courteous approach when dealing with residents, contractors, visitors and colleagues.
About You
The successful candidate will ideally have experience in a general maintenance, building services or facilities role and be confident carrying out a range of practical tasks.
You will be:
Hands-on and practical, with a good understanding of general property maintenance.
Reliable, organised and able to work independently.
Proactive, with a strong eye for detail and pride in maintaining high standards.
Comfortable carrying out minor plumbing, electrical, decorating and general repair works.
Professional and approachable when dealing with residents, contractors and colleagues.
Able to identify maintenance issues and take appropriate action.
Flexible and willing to assist with a variety of tasks across the development.
