ResponsibilitiesPriorities can often change in a fast-paced environment like ours, so this role includes, but is not limited to, the following responsibilities:
- Perform day-to-day construction monitoring and detailed inspections for Mechanical (HVAC) and Plumbing (including lab waste, medical gases, and compressed air) verifying adherence to plans, specifications, standards, and codes.
- Prepare and maintain comprehensive daily inspection reports, Inspector Daily Reports (IDRs), photographs, field books/diaries, sketches, and record drawings.
- Review and process contractor submittals, RFIs, shop drawings, change-order proposals, and contract-claim documentation; conduct change-order and delay-analysis using CPM methods.
- Document and analyze time-and-material and unit-price work; review payment applications and provide recommendations for adjustments.
- Enforce safety procedures (OSHA-30, fall protection, confined-space entry, work-zone requirements); issue noncompliance notices or suspend work for life-threatening safety violations after consultation with supervisors.
Essential
Skills and Experience:
- Bachelor's Degree in Mechanical Engineering from Accredited University.
- 5 years of experience in mechanical engineering, HVAC, plumbing, laboratories, healthcare, pharmaceutical facilities, and research and development (R&D).
- Valid Class C (or equivalent) driver’s license.
- OSHA 30-hour Construction Safety certification.
- Knowledge of construction inspection procedures, familiarity with laboratory, healthcare, and Pharmaceutical (research and development) projects.
- Ability to read, interpret, and enforce plans, specifications, design manuals, codes, and regulatory requirements.
- Proficiency in contract administration: submittals, RFIs, change-orders, claims, and payment application review.
- Skilled in preparing clear, concise written reports, sketches, and photographic records.
- Good oral and written communication; ability to lead meetings and coordinate among diverse stakeholders.
- Capacity to identify constructability issues, recommend corrective actions, and promote efficient project delivery.
