Top qualifications- Mechanical aptitude and the ability to understand and perform basic troubleshooting and repairs of mechanical equipment.
- Basic plumbing skills, including troubleshooting, repairing, and replacing faucets, valves, drains, sump pumps, etc.
- Basic computer skills, including the ability to find and open documents in databases or online, send/receive email, work in a workorder database, and monitor machine and equipment status information on computer systems.
- Inspect, repair, and maintain machines and mechanical equipment, buildings, plumbing, basic electrical repairs and upgrades, and heating, ventilation, and air-conditioning (HVAC) systems.
- Build partitions; perform plaster or drywall repairs; fix or paint roofs, windows, doors, floors, and other parts of building structures.
- Maintain and repair equipment and machinery in cafeterias, laboratories, offices, and the factory.
- Troubleshoot and fix faulty electrical switches, repair and maintain HVAC rooftop units, lighting, and unclog drains.
- Schedule, direct, and oversee outside contractors performing repairs or upgrades.
- Obtain supplies and repair parts from distributors or storerooms.
- Using common hand and power tools (screwdrivers, saws, drills, wrenches, hammers) and some specialized equipment and electronic testing devices, replace or fix worn or broken parts and make adjustments to correct malfunctions.
- Perform routine preventive maintenance to ensure machines run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.
- Follow a checklist and standard work list to inspect drives, motors, belts, check fluid levels, replace filters, and perform other maintenance actions.
- Keep records of work performed and interpret service manuals and other written instructions.
- Use a computer to send and receive e-mail, update work orders, enter time sheet information, and may be trained on computer-controlled HVAC systems.
- Work on multiple tasks in a single day at various locations, indoors and outdoors; may be called to switch tasks on short notice.
- May require standing for long periods, lifting heavy objects, and working in hot or cold environments, in awkward or cramped positions, on ladders or lifts, or on roofs.
- Mandatory company-provided training for working in various environments.
- Technical and mechanical aptitude; manual dexterity; ability to read and interpret blueprints and schematics.
- Ability to perform tasks with limited supervision; good judgment and decision-making when responding to facilities-related problems.
- Adherence to safety precautions and use of personal protective equipment; participation in mandatory safety and compliance training.
