Maintenance Manager
A Brief Overview
The Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the physical condition of property in a safe, attractive, and comfortable condition. This includes establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. The manager is also accountable for preparing work schedules and ensuring compliance with all maintenance related policies.
The overall responsibility is to keep the units and other property facilities at your assigned location in good working order, performing tasks as needed such as service requests and preparing units for rent availability, including painting units and landscape duties.
- Directly supervise Maintenance Technicians and employees, including hiring, training, performance management, and termination of direct reports.
- Manage the financial performance and operations within the approved maintenance budget, focusing on controlling expenses within purchasing guidelines.
- Schedule, train, supervise, and evaluate all subordinate maintenance personnel, ensuring compliance with required training.
- Prioritize work orders and follow up to ensure timely completion.
- Ensure property goals for work order response and completion times are met.
- Establish emergency on-call procedures.
- Take responsibility for all company-owned equipment and small tools.
- Participate in and supervise the make-ready of vacant units as necessary.
- Conduct regular inspections of the property.
- Ensure compliance with all preventive maintenance procedures.
- Prepare purchase orders and order all parts and supplies.
- Ensure compliance with company policies and procedures.
- Assist in performing annual and semi-annual unit inspections.
- Assist in all aspects of the project's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
- Assist the Maintenance Director as requested.
- Contribute to resident retention programs.
- Ensure that unsafe conditions are corrected in a timely manner.
- Learn and ensure compliance with all company, local, state, and federal safety rules.
- Drive for the company using either a company vehicle or a personal/rental vehicle for more than 50% of the time.
- High School Diploma or GED (or equivalent) required.
- Advanced training or degree in building maintenance, management, construction, skilled trades, or a related subject preferred.
- Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance plus 5 or more years’ experience in building maintenance is required.
- 1-3 years of staff supervisory experience required.
- Previous experience managing preferred.
- Previous experience with administrative reporting and Yardi preferred.
- Ability to perform work outside in all weather conditions and lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
- Willingness and ability to work occasional on-call shifts as needed.
- Valid driver’s license in state required.
- HVAC/EPA certification required.
- OSHA 10 certification required.
