Site Manager - Large-Scale Refurbishment (Social Housing)

PiLON is seeking an experienced Site Manager to oversee the delivery of large-scale refurbishment projects within the Social Housing sector. Managing occupied and void properties, you will be responsible for ensuring works are completed safely, on time, within budget, and to the highest standards of quality and customer satisfaction.

This is an excellent opportunity for a driven construction professional with a strong background in planned works and refurbishment programmes to play a key role in delivering projects that improve homes and communities.

Key Responsibilities
  • Lead and manage day-to-day site operations across large-scale social housing refurbishment projects.
  • Ensure all works are delivered safely, efficiently, and in line with programme requirements, budgets, and client expectations.
  • Supervise direct labour, subcontractors, and supply chain partners to achieve productivity and quality targets.
  • Conduct site inductions, toolbox talks, safety inspections, and quality audits.
  • Monitor project progress, identify risks, and implement solutions to maintain programme delivery.
  • Ensure high standards of workmanship, quality control, housekeeping, and site presentation.
  • Maintain accurate site records, progress reports, inspections, and compliance documentation using company systems.
  • Build positive relationships with residents, client representatives, and key stakeholders, delivering a customer-focused service.
  • Manage resident concerns and elevate safeguarding or welfare issues where required.
  • Support Contracts Managers and Project Managers with planning, reporting, resource management, and project performance.
  • Ensure compliance with all company procedures, client specifications, and statutory regulations.
Essential Requirements
  • Proven experience managing large-scale refurbishment or planned works projects within the Social Housing sector.
  • Experience overseeing occupied property refurbishment programmes.
  • Strong understanding of Health & Safety legislation and construction compliance requirements.
  • Experience managing direct labour, subcontractors, and multiple work streams simultaneously.
  • Ability to interpret construction drawings, specifications, and project programmes.
  • Excellent leadership, communication, and stakeholder management skills.
  • Strong organisational and problem-solving abilities.
  • Full UK Driving Licence.
  • Valid CSCS Card.
  • SMSTS qualification.
  • First Aid at Work certification.
