Job Overview
As a Maintenance Technician, you will be responsible for maintaining an attractive, safe, and pleasing environment for residents, which is of the utmost importance in delivering service to the community. Under supervision, the Maintenance Technician will perform routine maintenance, provide maintenance support, and be accountable for delivering our commitments to our residents. This includes maintaining common areas and amenities, resident satisfaction, quality and timely service, and personal attention to our residents.
Compensation$19–$23.50 per hour. First Service Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, certifications, and specific job responsibilities. For positions designated at a client’s property, the salary or wage will also be premised upon the client’s directive. The base pay range is subject to change and may be modified in the future.
YourResponsibilities
- Perform minor and major repairs of common area buildings and equipment, and document them through the appropriate work order system.
- Install light bulbs and conduct minor repairs on ground‑level lighting or lighting that can be reached with a 6‑foot ladder.
- Paint exterior and interior walls, structures, and fencing as needed, documenting through the appropriate work order process.
- Have knowledge of various maintenance functions including plumbing, pool maintenance, air conditioning, heating, general carpentry, appliances, electrical, painting, caulking, and fire/life safety issues.
- Maintain grounds, pools, hot tubs, common areas, and amenities to keep them clean and free of trash, debris, and other safety issues.
- Rekey locks and reprogram garage remotes.
- Respond to service requests in a timely manner and with a professional attitude.
- Perform on‑call emergency procedures as required.
- Report and repair maintenance issues in the community and report needs to the manager.
- Perform preventative maintenance and record such activities.
- Be knowledgeable about state, local, and federal housing laws, codes, policies, and systems regarding maintenance.
- Move and arrange furniture and equipment and set up rooms for meetings as needed.
- Maintain common areas, including power washing walkways and disposing of garbage at the appropriate disposal site.
- Operate a variety of hand and power tools such as saws, drills, floor buffers, augers, power washers, and other tools used in building and ground maintenance.
- Ability to communicate with homeowners and vendors, follow oral and written directions, keep accurate records, fill out logs and journals, and perform basic administrative operational functions.
- Must have basic principles of plumbing, HVAC, wood finishing, painting, electricity, and carpentry.
- One year of previous experience as a Maintenance Technician or Engineer is required.
- High School Diploma or GED.
- Preferred certifications: EPA 608 – Minimum Type II and CPO.
- Ability to lift up to 50 lbs. following appropriate safety procedures.
- Ability to respond to emergencies in a timely manner.
- Ability to work in different environmental conditions (wind, heat, cold, rain, etc.).
- Occasional overtime may be required.
