Assistant Community Manager – oversees day‑to‑day operations and financial functions of the housing community under the supervision of the Community Manager.

Essential Duties & Responsibilities Financial Management
  • Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Responsible for processing and reconciling daily all account receivables.
  • Monitor and follow up on bad debt including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts including bill back of utilities where applicable.
  • Perform all end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accurate records.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with Company policies and procedures.
  • Strategic leasing management: ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.
  • Implement marketing strategies and systems put in place by the annual marketing plan.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletter.
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically.
Education & Experience
  • High School Diploma or equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to remain in a stationary position, often standing or sitting for prolonged periods.
  • Perform repetitive wrist, hand, and finger motions.
  • Move between work sites, ascend/descend ladders, stairs, scaffolding, ramps, and step stools.
  • Operate machinery or power tools, motor vehicles, and golf carts.
  • Work overtime, weekends, night hours (emergencies), in small or enclosed spaces, and in varied weather conditions.
  • Lift and move objects up to 25 lbs.
  • Work in outdoor environments such as precipitation and wind; be exposed to hazardous chemicals.

Salary Range: $17 per hour to $17 per hour
