Project Director

We are supporting a well-established and highly respected developer in their search for an experienced Project Director to lead the delivery of a major new-build masterplan development in Scotland. The scheme comprises 1,000+ homes/flats across an extensive 110-acre site, blending private and affordable housing, community infrastructure, and high-quality public realm. This is a rare senior leadership opportunity for a Project Director who thrives on complexity, collaboration, and long-term placemaking.

The Role

As Project Director, you will take full ownership of the delivery strategy and execution of this multi-phase residential programme. You will oversee pre-construction, design coordination, planning condition discharge, procurement, build progress, and overall commercial controls. You will be the central link between senior leadership, project teams, consultants, and external stakeholders—ensuring the development is delivered safely, efficiently, and to the high standards expected of a modern masterplan neighbourhood.

Key Responsibilities
  • Lead the full project lifecycle of a large-scale residential scheme from concept through to completion.
  • Oversee multi-phase delivery across housing, infrastructure, roads, utilities and public spaces.
  • Develop and manage construction programmes, budgets, and risk strategies.
  • Work closely with design, planning, commercial, technical and construction teams.
  • Manage consultant teams and key external partners (local authorities, utilities, housing partners, community stakeholders).
  • Drive best practice in quality, sustainability, health & safety, and compliance.
  • Provide leadership, guidance and direction to internal project teams and site management.
  • Ensure continuous alignment between project progress and business objectives.
About You
  • Proven senior leadership experience delivering large-scale residential or mixed-use developments.
  • A strong track record in multi-phase masterplans, infrastructure-heavy schemes, or major regeneration projects.
  • Excellent commercial awareness with the ability to manage budgets, phasing strategies and programme risks.
  • The confidence to lead diverse teams and influence decision-making at all levels.
  • Strong design and technical coordination experience.
  • The ability to operate strategically while maintaining hands‑on visibility across site progress.
