OverviewResponsible for all aspects of multiple or complex tenant interior and capital improvement construction projects. Direct accountability for project execution while leading a team to accomplish specific objectives within a prescribed time frame and funding parameters. Develops detailed work plans, schedules, project estimates, resource plans, and status reports. Plans, directs, coordinates, and schedules all elements of project budget, goals, and objectives—including architectural and engineering design—to ensure timely and cost‑effective project completion.
Effectively communicates relevant project information to management and stakeholders, minimizing company exposure and risk while promoting the integration of sustainability and environmental stewardship into all projects.
- Manage the day‑to‑day operational and tactical aspects of assigned projects.
- Coordinate the project team comprising internal departments and external partners to manage scope, design, and other criteria to ensure all requirements are understood.
- Oversee contractors, subcontractors, architects, engineers, tenants, etc. during all phases of the project.
- Monitor, manage, and control project activities to ensure projects progress safely, on schedule, and within budget.
- Resolve and/or escale issues promptly.
- Ensure timely and accurate billings and the completion of punch list activities, including receipt of all required certificates, inspections, and project close‑out documents.
- Interface with project teams and customers to manage day‑to‑day interactions.
- Foster teamwork, collaboration, and relationship building.
- Actively communicate project status, provide accurate documentation, and report on scope, design, budget, quality, and schedule.
- Facilitate team meetings for planning, status updates, and issue resolution.
- Communicate difficult or sensitive information tactfully.
- Ensure all project documentation is complete, current, and stored appropriately on COPT’s project network.
- Verify project costs and scopes to evaluate viability and conduct cost estimate analysis.
- Forecast and manage project costs.
- Develop fair cost estimates through detailed scope analysis.
- Prepare and monitor project‑related budget.
- Maintain consistent and accurate documentation of costs, scope, staffing, and contractor engagement.
- Understand bidding and procurement; draft RFPs, review, and qualify vendor bids.
- Review and administer all project contracts, including consultants and contractors.
- Apply the Total Indicated Cost (TIC) forecasting model to manage commitments, changes, and contingencies.
- Forecast final project cost, including savings or overages, at any phase.
- Define scope and objectives.
- Gather and document requirements; complete feasibility studies and designs, including resource plans, schedules, and work plans.
- Approve or recommend approval of changes; revise plans and schedules as needed.
- Challenge sliding schedules and suggest options to maintain them.
- Maintain knowledge of safety requirements and review with COPT’s Safety and QA/QC manager.
- Ensure contractor activities are performed safely and controlled.
- Review contractor quality plans and correct deficient work promptly.
- Ensure contractor adherence to project and building standards.
- Assist Asset Management with pre‑leasing activities.
- Support base building development and construction executives in estimating, contracting, field investigations, QA/QC inspections, and design review.
- Provide inspection and due diligence for acquisition proposals.
- Act as liaison with state, federal, and local agencies.
- Perform other job‑related duties as assigned.
- May be required to carry appropriate government credentials.
- Education:
Bachelor’s degree in construction management, engineering, architecture, business, or equivalent experience. - Certification:
