We are seeking a strategic and detail-oriented professional to oversee the reliability of utility generation systems on our South Campus. This role is responsible for implementing and managing preventive and predictive maintenance programs for all critical assets within central plant and utility operations. The ideal candidate will leverage CMMS/Maximo tools to ensure maintenance activities are effectively planned, executed, and optimized for long-term performance.
The Research and Administrative Facilities (RAF) department manages the operations and maintenance of research and administrative buildings, including both the Bastrop and Smithville campuses. The RAF team also includes parking and transportation, audio visual and event operations, as well as the exterior site operations, all of which support all the Houston campuses and properties.

Ideal candidate will have the following:- Very good working knowledge of a Computerized Maintenance Management Software (CMMS) solution, preferably IBM Maximo
- Good understanding of general facilities maintenance programs, including Preventive Maintenance (PM) programs
- Ability to extract data and metrics from databases using Excel, Access, or other program
- Experience leading others or demonstrated skills to grow as a leader
- Ability to collaborate effectively with others and other departments within Facilities
- Ability to take on fully complete special projects with minimal supervision
- Good analytical skills
- Ability to learn new skills and then mentor others
- Very good knowledge of MS suite (PowerPoint, Word, Visio, Excel)
Monday - Friday, 7am - 4pm. This position is required to be on-site daily.
The salary range is $66,000 - $82,500 - $99,000.

SUMMARYProvides strategic oversight to ensure reliability of the utility generation systems for the south campus. Uses CMMS / Maximo tool to ensure effective PM and predictive programs are established and executed for all critical assets used in central plant / utilities operations.
ESSENTIAL JOB FUNCTIONSEffectively manages critical assets and systems used for generation of chilled water, steam, and other building systems that support patient care, research, and administrative buildings on the south campus. Strategically develops both preventive and predictive maintenance programs for new and existing equipment assets. Implements the maintenance programs using the CMMS program (Maximo) and manages the process for creation and importation of any new assets being installed as part of new capital improvement projects.
Manages adherence to regulatory requirements and standards as dictated by CMS / Joint Commission, TCEQ, AAALAC, and other governing bodies. Supervises assigned craft staff and ensures team members develop and maintain required skills and competencies needed for effectively performing their roles and growing their careers.
Provides operational support for Utilities Generation Systems by:
- Acting as the Reliability Centered Maintenance (RCM) program leader that ensures all program components are maintained in the CMMS program and develops reports to show adherence.
- Critical utilities generation assets are proactively managed to minimize any utilities service outage (chilled water and steam production)
- Coordinates any vendor based monitoring systems into local maintenance practices
- Develops maintenance focus and strategy to optimize energy efficiency of the chilled water generation operation
- Subject matter expert (SME) for the chilled water optimization control program used for the distributed chilled water system
- Coordinates training on chilled water optimization program with stationary engineer team
