What You’ll Do Essential Job Functions- Assist the Community Manager in day‑to‑day operations, ensuring professionalism in office and community environments.
- Adhere to Morgan’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals and the Team Member Handbook.
- Operate the office in a professional, clean, uncluttered, and well‑staffed manner.
- Maintain confidential office and resident files in accordance with Morgan standards.
- Coordinate with the Maintenance Supervisor and team to address service requests, maintenance, and cleanliness.
- Safeguard all incoming community funds, ensuring proper deposit and entering into the system per standard.
- Supervise the leasing team in the Community Manager’s absence.
- Complete all required training for the position.
- Maintain and encourage excellent resident relations: promptly address comments and complaints, ensure professional interaction, prepare move‑in paperwork and keys, inspect make‑ready units, manage renewal programs, and foster community sense.
- Assist with the service team: monitor timely completion of requests, oversee market‑ready apartments, track utility bills, and notify the Community Manager of discrepancies.
- Manage bookkeeping and rental collection: submit payables, assist with monthly financials, collect rent timely, enforce lease agreements and policies (including legal action when necessary), assess move‑out conditions, and manage Fair Housing and ADA compliance.
- Assist in creating and monitoring community marketing: understand the sub‑market, supervise leasing team tours and closing techniques, monitor lead follow‑up, and ensure fair housing adherence.
- Execute leasing consultant duties as business requires.
- Work overtime as necessary to meet Morgan standards of customer service.
Other tasks assigned by supervisor that are not listed above.
Physical Requirements- Stand on feet 33% to 100% of the time.
- Perform activities such as bending, stooping, squatting, kneeling, climbing stairs, inspecting, pushing/pulling, reaching, and typing. Handle packages and supplies with proper dexterity.
