- Accompanies prospective clients to property sites to discuss features, leasing rates, and terms.
- Develops business and negotiates the selling, leasing, and marketing of commercial real estate properties for clients.
- Compiles client property data, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representation assignments.
- Prepares Requests for Proposals (RFP) and reviews RFP responses.
- Secures new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services to the client base.
- Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.
- Gathers and coordinates materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements.
- Prepares offers, term sheets, and lease amendments; participates in contract negotiations and due diligence.
- Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
- Drafts correspondence to existing and prospective clients; gathers, prepares, and distributes marketing materials.
- Canvasses prospective clients and leads.
- Assists in financial analysis and underwriting of property values.
- Maintains accurate and up‑to‑date information in company databases.
- Creates detailed property surveys, coordinates property tours, organizes proposal and LOI negotiations, and manages corporate clients’ closings and contract execution processes.
- Bachelor’s Degree (BA/BS) from a four‑year college or university required.
- Must have a TREC real estate license with 2–3 years of CRE industry experience.
- Must have a keen understanding of the commercial real estate industry.
- Strong organizational and analytical skills.
- Excellent interpersonal communication skills, both oral and written.
- Ability to interface with clients and work in a fast‑paced environment.
- Ability to provide efficient, timely, reliable, and courteous service to customers.
- Ability to effectively present information.
- Knowledge of financial terms and principles.
- Ability to calculate intermediate figures such as percentages, discounts, and commissions.
- Conducts basic financial analysis.
- Ability to comprehend, analyze, and interpret documents.
- Intermediate analytical and quantitative skills.
- Intermediate to advanced skills with Microsoft Office Suite.
- Proficiency in computer skills and knowledge of office software packages (Microsoft Office Suite).
