Responsibilities
  • Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including maintenance, installation, repairs, service requests, turnovers, and cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
  • Conduct regular safety inspections of the property, correct any unsafe practice or situation, and train staff on the proper handling of chemicals, supplies, and equipment.
  • Participate in departmental and regional meetings and community events, leading safety and department meetings with staff members.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Maintain department budget and ensure all projects and scheduling fall within budgetary guidelines.
  • Prepare specifications for major planned projects, negotiate and/or solicit bids, and inspect vendor work for quality, conformance to specifications and cost requirements.
  • Purchase/ order maintenance supplies, materials and appliances efficiently and cost‑effectively; ensure inventory is appropriately stocked and maintained.
  • Ensure service requests are appropriately assigned and completed by the team within the required timeframe.
  • Ensure make‑readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
  • Maintain and update all assigned service requests using Yardi Mobile until closed.
  • Troubleshoot and train maintenance staff on items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for assessment and recommending repair or replacement.
  • Adhere to company safety policies and OSHA regulations, and other applicable laws to ensure a safe working environment.
Qualifications
  • Minimum five years of related maintenance experience; property management experience preferred.
  • Proven ability to supervise and lead a large team.
  • Advanced understanding and experience of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Preferred certifications: HVAC and EPA.
  • Effective communication and interaction with management, partners, subordinates, vendors, and residents to exchange information and give/receive work direction.
  • Expert skills with small hand and electrical tools, and basic electrical, carpentry, painting, and small machinery repair.
  • Basic computer skills (mobile device, PC).
  • A valid license MAY be required for this role.
  • Available for regular on‑call assignments, emergency calls, off‑hour work, and emergency overtime as required.
  • Able to lift up to 50 lbs.
