This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Responsibilities- Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, show apartments, process applications, credit screening, and criminal background checks, prepare lease and move‑in package, and ensure a smooth resident move‑in and lease signing.
- Inspect apartments prior to move‑in and ensure they are move‑in ready; schedule any outstanding items with maintenance.
- Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans; follow community policies related to concessions, specials, and programs to boost occupancy.
- Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific plans.
- Use the on‑site property management software (One Site, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure community and show units meet company standards for show quality; inspect marketing corridor, communicate maintenance needs, merchandise show units, and prepare leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or calls to finalize decisions to lease and/or renew.
- Execute and perform activities in support of the lease renewal program: prepare renewal letters and packages, meet with renewing residents, and ensure renewal documents are signed and implemented on time.
- Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to the appropriate individual(s).
- All licenses and/or certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
- Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 lb independently and up to 50 lb with assistance.
- Rare or regular travel may be required.
- Work a flexible schedule, including evenings, weekends, and holidays.
$17.00 - $19.00
Additional Compensation- Corporate Positions: eligible to participate in quarterly or annual bonus program based on performance.
