About the Role
Salishan Leaseholders (managed by AMG - Aperion Management Group) are seeking a highly organized and proactive Community Maintenance Manager to oversee the maintenance and repair operations within our community. The ideal candidate will ensure the community remains safe, attractive, and well-maintained for all residents.
Key Responsibilities- Maintenance and Repair Coordination: Schedule and supervise and conduct routine maintenance tasks, including landscaping maintenance, irrigation, pool upkeep, building repairs, and signage maintenance. Coordinate with vendors and contractors for specialized repair and maintenance services. Conduct regular inspections to identify and address maintenance needs promptly. Perform electrical, painting, carpentry, plumbing, landscape maintenance, and other construction work as needed to maintain community facilities, infrastructure, and signage.
Conduct daily inspections of the buildings and roadways and common areas for cleanliness and safety; when necessary, prepare a safety report summarizing deficiencies for submittal to the Community Manager along with action taken to correct deficiencies or recommendations for corrective action; follow through with the immediate resolution of any safety hazard and ensure proper documentation of any incident or accident.
Maintain an accurate inventory of all supplies. Order materials and equipment needed for the maintenance of the properties with Community Manager or Board of Directors approval of any expense over $500.00. Provide accurate service billings for all tasks performed for individual owners. Develop a schedule of periodic equipment maintenance of all SLI equipment and facilities (weekly, monthly, quarterly, annually). Develop and maintain strong relationships with existing vendors and contractors.
Ensure vendors consistently meet the quality standards and timelines required by the community. Work closely with vendors to address any issues and ensure effective communication. - Safety and Compliance: Ensure all maintenance activities comply with local, state, and federal regulations. Implement and oversee safety protocols to protect residents and workers. Maintain records of all maintenance and repairs for compliance and audit purposes.
- Management and Committee Communication: Serve as the primary point of contact for management and committee members regarding maintenance issues. Address management and committee concerns and complaints promptly and effectively. Communicate maintenance schedules and completed work, along with any disruptions to management and committees in a clear and timely manner.
- Team Supervision As Needed: Provide leadership and guidance to the maintenance team as required. Conduct performance reviews and provide training to ensure high standards of service when overseeing the team. Foster a positive work environment and encourage team collaboration.
- Facility Management: Oversee the maintenance of community amenities, including pool, trails, boat ramp, and common and recreational areas. Ensure all facilities are clean, functional, and safe for resident use. Plan and execute preventive maintenance programs to extend the life of community assets.
- Grounds Management: Maintain all facilities and common areas in superior condition. Clean up all appropriate downed trees in the common areas. Remove brush in the forested areas. Assist in control of all noxious weeds in the common areas.
- Emergency Response: Develop and implement emergency response plans for maintenance-related issues. Be available to respond to after-hours emergencies as needed. Coordinate with emergency services and insurance providers in the event of major incidents.
- Proven experience in maintenance management, preferably within an HOA or residential community setting.
- Strong knowledge of building systems and landscaping.
- Preferred pool maintenance experience or the willingness to obtain the proper certification.
- Ability to perform electrical, painting, carpentry, plumbing, landscape maintenance, and other construction work.
- Knowledge of local building codes, regulations, and safety standards.
- Ability to manage vendor relationships effectively to ensure quality service.
- Strong leadership and team management abilities.
- Excellent communication and interpersonal skills.
- Ability to respond to emergencies promptly and effectively.
- High school diploma or equivalent; a degree in Facility Management, Construction Management, or a related field is preferred.
- Minimum of 5 years of experience in a maintenance management role.
- Certification in facilities management or a related field is a plus.
- Must have computer skills, including a working knowledge of Microsoft Office programs.
- Ability to lift and carry up to 50 pounds.
- Ability to perform physical activities, including climbing, bending, and standing for extended periods.
