Shift

Full Time; 2nd Shift (Will train on 1st shift then move to 2nd).

Major Responsibilities
  • Works within clearly defined standard operating procedures.
  • Operates all campus heating, ventilation and air conditioning (HVAC) equipment—including boilers, steam absorption and centrifugal chillers, cooling towers, fans, pumps and systems—in a manner that optimizes efficiency, safety, and occupant comfort per department policies and procedures with moderate level of guidance/assistance.
  • Maintains accurate records and reports on all equipment startup, failures, problems, work in progress, and completed work through logbooks and a computerized maintenance management system (CMMS) with moderate level of guidance/assistance.
  • Utilizes BAS as a tool for both monitoring and controlling HVAC equipment; responds to alarms in a timely and correct manner; optimizes operation using trending reports as appropriate.
  • Performs preventive maintenance on HVAC and other equipment per established procedures, including inspection, cleaning, lubrication, adjustment, testing, flushing, minor repairs, rebuilding, and replacing parts/components to keep systems within operating parameters.
  • Troubleshoots HVAC equipment issues, determines root cause promptly, and executes repairs or installations with minimal impact on hospital and patient care; requests assistance as warranted.
  • Responds to building occupant complaints promptly and professionally, takes corrective action, and keeps requesters apprised of status.
  • Maintains current daily logs, preventive maintenance records, and equipment repair files to comply with local, state and federal regulatory requirements.
  • Performs routine general maintenance—painting, plumbing, carpentry, equipment testing and repair, ventilation, lighting, electrical, groundskeeping, snow removal—and repairs a variety of facility systems with moderate guidance/supervision.
  • Provides timely and proper response to assigned service calls, work orders and preventive maintenance to maintain a safe and efficient environment; documents all tasks and work time on the CMMS.
  • Reads blueprints and maintenance manuals to gain required knowledge for assignments.
Licensure, Registration, and/or Certification Required
  • Stationary Engineer license from the municipality of the work location or Power Engineer certification (1st–5th Class) from NIULPE or ASOPE. Equivalent federal certifications (e.g., U.S. Navy) will also be considered.
  • Valid Driver’s License.
Education Required

Advanced training beyond high school, including completion of technical training.

Experience Required

2–4 years of Stationary Engineering experience.

Knowledge, Skills & Abilities Required
  • Moderate knowledge of applicable codes/regulations for assigned equipment and operations.
  • Proficient computer skills (e.g., CMMS, building automation, Microsoft Office).
  • Good communication and interpersonal skills.
Physical Requirements and Working Conditions
  • Must sit, stand, walk, lift, squat, bend, crawl, reach above shoulders, and twist frequently throughout the workday.
  • Must lift up to 15 lbs. from floor to overhead, up to 50 lbs. from floor to chest level, and carry up to 50 lbs. at waist height a reasonable distance.
  • Must push/pull with 50 lbs. of force.
  • Exposure to electrical and mechanical hazards; must understand safety precautions.
  • Position requires travel and potential exposure to road and weather hazards.
  • Operates all equipment necessary to perform the job.
