Job Summary:

The Associate Director – Project Management (Fit outs) will oversee the planning, execution, and successful delivery of interior fit out projects for corporate clients. This role requires strategic leadership, contractor and stakeholder management, budget oversight, and quality control to ensure seamless project execution while adhering to timelines, budget, and client specifications. The ideal candidate will have extensive experience in managing large-scale fitout projects and leading cross-functional teams.

Key Responsibilities:

Project Planning & Strategy:
Develop comprehensive project plans, including schedules, budgets, and resource allocations.
Coordinate with project stakeholders to establish goals, objectives, and project requirements.
Identify potential risks and develop proactive mitigation strategies.
Ensure alignment of project objectives with organizational goals and client expectations.

Contractor & Vendor Management:
Select and manage subcontractors, suppliers, and vendors for interior construction projects.
Negotiate contracts, review bids, and ensure compliance with project specifications, timelines, and budgets.
Foster strong relationships with vendors and ensure effective procurement processes.

Budget & Cost Management:
Monitor project budgets and expenditures throughout the construction process.
Identify cost-saving opportunities, value engineering solutions, and manage change orders.
Ensure accurate and timely invoicing and payment processing.
Conduct financial analysis and reporting to ensure cost control and profitability.

Quality Control & Compliance:
Implement stringent quality control measures to meet design specifications, industry standards, and client expectations.
Conduct regular site inspections and quality audits to address deficiencies.
Ensure all projects comply with local building codes, regulations, and corporate standards.

Schedule & Timeline Management:
Develop and maintain project schedules to ensure timely completion of construction milestones and deliverables.
Coordinate with subcontractors and suppliers to manage workflow and resolve scheduling conflicts.
Minimize project delays through proactive risk assessment and problem-solving.

Safety & Regulatory Compliance:
Implement and enforce safety policies and procedures to maintain a safe and healthy work environment.
Ensure adherence to local safety regulations and industry standards.
Conduct regular safety inspections and provide ongoing training for project personnel.
